Good afternoon, i am currently looking into building a house on the farm i have planning etc passed and will look to apply for a self build mortgage in a couple of months time, im currently living in a rented accommodation but its getting sold so ill need to move out soon, we have a static caravan on the farm where the house is being built i was thinking we could move in there while we build and avoid paying rent somewhere else, is this a good idea? i was reading somewhere that i might not be able to get a mortgage if i was living in a static as its not classed as a permanent adress, does anyone know if this is true? thanks

  4. yes most lenders mention this 4-4.5x joint salary lending criteria i just wondered if theyd subtract my rent from it, as given the fact ill no longer need to rent once the house is complete it wouldnt seem logical? i wasnt sure if whether i could use the equity in the land to help me borrow against that and mabye borrow a bit extra if possible i currently have paid off existing mortgage and house on the market so no debt, no car finance or anything, where can i find this free credit check? thanks
  5. ah i see, i may send Mayflower an email then, do u think my own situation is feasable? land owned outright and also have 150k from sale of house so need roughly 150-200k mortgage to fund build, wife salary 20k my self employed profit was 20k last 2 years, im currently paying 12k a year in rent though while i do the build so unsure if theyd knock this off my joint earnings so making it 28k joint earnings or if theyd allow me to set aside a years worth of rent in cash to cover this thanks

  7. are you sure about this? i thought it was all based on your salary? ive a plot with full pp and own the land outright as its on farm, hoping to mabye borrow 150k between wife and i with combined salarys of 40k does this seem feasable?

  11. interesting feedback thanks, ive been hearing stories of a big slowdown in the building trade id like to think this would filter through and have a bigger effect on material costs by the end of the year, mabye this is just wishful thinking though, being a timber frame house wood price will have the biggest affect on my cost id imagine, alongside labour
  12. hoping to build later this year in central scotland, how are the cost of materials now have they dropped to pre covid levels or are things still sky high?
  13. thnks for the reply, ill need to secure a mortgage first and agree a timber frame then or it could go over the 9 months, does it take long after applying to get the green light to claim funding, i woldnt want something like that to hold up the build
  14. is there any kind of time limit between applying and having to install? id likr to apply for the ashp grant but need to confirm mortgage before ill know build start date

  16. thats good going how much was the ASHP in total? ill def need to try for the ASHP and im installing one anyway, was it a slow/difficult process obtaining the grants? im not 100% sure when my build will start/finish it will depend how i get on with getting building warrant and securing the mortgage so should i wait until i am ready to build or apply in advance? i.e any time limits imposed? thanks
  17. i was speaking to someone yesterday he said he got additional funding from Home Energy Scotland, which covered 90% of the costs for the renewable technologies anf managed to secure £28,000 in grants and 0% loans through them. - Home Energy Scotland Grant and Loan · Home Energy Scotland. has anyone else gone through this process?

Good morning i am currently planning out a new build and have been advised to check out "home energy scotland" for grants and loans, has anyone else used them and if so what are the most feasable options? ill def be doing an ASHP but not sure what else to go for, are solar and battery systems worth it or will they bump up my build cost too much? im on a fairly tight budget thanks
