well we specified in the planning we would use one as other makes i came across didnt quite reach the required emission reduction needed, most planing applications in the area specify them, council seem to like them

good afternoon, i am in central scotland and one condition of planning was to upgrade an existing septic tank in the area with a klargester biodisk, i have been phoning around and struggling to find someone to install it, does anyone know a good company to use im near perth, or is it difficult to install myself? thanks

Good afternoon, i am in the process of getting building warrant to build a house in central scotland, i have a water supply on the farm next to plot which we own but would like to test the water quality to ensure theres no contamination anywhere, does anyone know how i could do this? thanks

im not long through planning after a few attempts, the planners made me change a few things i.e barn like windows on the front, natural sandstone and wood cladding, slate roof instead of tiles and timberframe windows and doors but its managed to get passed now the build is in central scotland tought id share the design and see what peoples thoughts are on it is it a straightforward enough design or are slates, sandstone etc now going to cost me a fortune? thanks

ok ill remember to keep all reciepts, yes we have an old digger on the farm although we may be upgrading this soon to a better one, yes ive loader tractors and a forklift so can possibly assist with some jobs round the build, theres space at the steading to store materials

mabye a cheaper kitchen/bathroom then if need be is there any costs on my list you think i could cut or is there anything u think i may have underestimated? i put 30k for roof although a lot of it, joists, internal plaster sarking etc is supplied by scotframe but ive to use slate so i put a high figure thanks

these kind of costs are a worry ill need to do away with en suite etc and middle of the range spec for insulation, flooring etc to make it feasable i think and may have to tile roof myself if i have to

yes your right i should have researched more, i did a bit 2 years ago and was in contact with a few TF suppliers and had service quotes but it looked like i was never going to get through planning so didnt keep up the research, i think for simplicity ill prob consider scotframe or fleming homes ill need to get some quotes though, yes ill need to keep researching thanks for the feedback

yes this is true i will have less knowlegde than most on here so trying to learn what i can each day, im execting no major challenges with the ground but ill have to allow a contingency all the same, i can help with digger work, drainage, muck away landscaping etc, digging trenches for servives and supply some stone but other than that will need to arrange trades, we work with local electrician and plumbers for the farm and get on well with them but the other trades will need to be organised, i was hoping to keep the build under 300k by arranging trades, groundswork and timberframe myself im on the farm each day so can unload supplies and do odd jobs when i can, ill do a rough count up of costs below and if anyone can think of whats missing or miles out please let me know, thanks ive based this on a scotframe kit which includes windows, doors, skirting boards, plaster so joinery costs and plaster are low building warrant/SE etc and fees, insurance 15k services 15k groundsworks 30k drainage 10k scaffolding 7k timber frame supply and erection including doors and windows 90k underfloor heating 5k roofing and materials 30k ashp 10k electrician 20k plumber 15k joiner 10k stone masonary and outer stones 15k render 5k paint 5k internal fittings 5k bathrooms 5k kitchen 10k 2 sewerage tanks 9k landscaping 0 do myself contingency 20k thats 311k in total and a possible 20k contingency higher than id like but id hope realistic costs for central scotland?

ok i might have to consider the stick build it it works out substantually cheaper, ok thanks ill look around for some info, what do you think of rob roy, thats another company done a few round here

is it upon having the completion certificate that you get the vat back?

ok yes ill shop around and see, im surprised they dont erect the frames themselves though, if i were to get a builder to order the frame im presuming id have to give the builder money for it in advance which could be a potential risk?

would it take a certain kind of specialised joiner to erect the stick build on site? its bound to be fairly technical, ah really, i didnt realise you were exposed to that level that could amount to a serious loss of money is there any kind of insurance that can cover you? ill need to make sure i pick a well established compay then to lower risk if i take this option, what sort of figure would you think is fair for a 180m2 1 and 3/4 storey rectangular house erected? looking at scotframes website i cold be 80-90k although this includes doors and windows, ive heard some quote 50-60k for theirs

ah righ hopefully i dont need to bother with a soakaway theres been no mention of it in the planning conditions so fingers crossed i can just tie into a drain

ah right i better wait until i have other things in place then before applying for the grant then, ah i see youve used scotframe i would consider them for the fact they seem to include a lot more in their package than other suppliers, how did you get on with them? were they ok on price overall compared to others?

yes ive heard that about the klargester although im lead to believe its one of the best for reducing phosphate emissions which was one of the conditions of my planning, ive not only to install a biodisk at my own site but also to upgrade an existing septic tank in the area for someone else so that the net effect from my house on local phosphate levels is negative, this has to be done before i can start my own build

ah right i see, yes ill aim to allow a month between groundswork finishing then and kit arrival the grounds work will likely need a few weeks to set and harden up anyway, ok thats not as bad if its paid in stages though less risky than paying a huge chunk up front, why would you do stick build instead out of interest? purely from a cost point of view?

ive a field with a rockhead i dug out stone and used it as a shed base a few years ago i was thinking i could use it round the plot too?

theres electric nearby but the water mains is 800m away ill need to get fresh quotes, i was planning to tie the drainage into a field drain which takes the water off to a burn, ah really i didnt know this although i wont know which frame company im using until i get the building warrant and mortgage agreed, yes true i notice scotframe include doors, windows and insulation in their package although they are far from cheap thanks
