  1. strange that you needed to have a metre for the house i was under the impression that water to residential houses was free and only businesses need a metre?
  2. that looks handy, is that def allowed because usually scottish water have to inspect the laid pipe before theyll connect?
  3. how do u mean the first 25m? did you have to connect into the mains?
  4. ive technically already got water at the farm i can connect into if i wanted its whether this is ok for a lender etc that im curious about as ill need a mortgage

Good afternoon, wonder if someone can help me im currently looking into water connection scottish water have given me a pricey quote which involves crossing a road and fields(we own the fields) 600m away, however the plot is at farm steading we own which has water for the steading i could simply tap into? there is also a seperate pipe running across another field 100m away which goes from our steading to a neighbours cottage which i could tap into, would either of these 2 alternate options be legal? as they would save a lot of time, work and money! the steading and this cottage are on a metre but the neighbour subtracts his metre from the total with residential being free thanks!

  9. 450k? id that getting a builder to do complete job? using different trades and organising yourself should come in a lot cheaper than 450k founds and services 40k timber frame 90k roof 30k electrics 20k plumbing 20k windows and doors 25k joinery 20k cladding 20k sewage/drainage 10k landscaping 10k kitchen/bathrooms 20k total 305k these are my rough calculations mabye im out on a few things? happy to discuss them as planning a build myself
  10. how will i have to pay capital gains? i lived in it for 11 years and only moved out 2 weeks ago?

  13. i think i could be tempted to sell i have no real wish to become a landlord and as you say there could be a cost involved in letting it, the reason for renting is that a house came for rent near my work and if the build doesnt materialise i was needing a 3 bed house anyway rather than my current 2 bed, the interest i will get on savings once house sold will go a long way towards paying my rent
  14. good afternoon im looking for advice if anyone can offer their opinion, im in a situation just now where i have just moved from my old house which was too small into a larger rented one, i own the old one outright and have just gained planning permission to build a house too, im at a crossroads now do i rent the old house out to help pay my rent while i organise the housebuild(which could take a couple years) or do i sell and put the money into savings and collect 4-5% interest? the only issue with renting out is getting a tenant back out and house prices dropping....likewise house prices could continue to rise and i could miss out on that and the rent money any advice appreciated thanks

  18. thanks for the feedback, i prob wouldnt aim to start building until next spring/summer as the winters are cold and wet here would that be an achievable timescale? i thought in the meantime i could dig out the topsoil and build back up with stone which we have plenty of being on a farm, this will be a cleaner site to work on and dig founds into when i have all the paperwork? is it possible to get elec and water companies to run cables/pipes to just outside the plot so that i can join on and continue into the plot at a later date when i know which part of the house theyll be coming in from?
  19. thanks for the feedback, whats a rough timescale between now and being in that position to get quotes/mortgage stuff? can i work away getting electricity and water pipes laid and to the site in the meantime?

Good afternoon everyone i am in central scotland and have had planning passed on a 2 storey 4 bedroom house, im just trying to decide on the next steps? the plot is on own land so no mortgage was needed on the plot i will need to get building warrant before i do anything? then apply for a mortgage from a lender? or should i speak to builders first and get some quotes before going to a lender?
  21. even if its the only property i own? so if theres a 30k gain will i automatically be subject to 30% tax on this even if i only let it out for a year?
  22. thanks for the feedback everyone, i have taken the rent of this property as planning is not guaranteed on this new build, the query i have now is do i sell my old house or rent it out? and if i were to rent it out would it change the tax status for capital gains? given that its incresed in value by around 30k since i bought it
  23. thanks for the replies, i understand the feedback although my planning is not yet approved and neither is a mortgage and im only in a 2 bed house im realistically needing 3 bed for having another child and a 3 bed house has come available next to where i work, my thinking is if i dont take this opportunity ill end up renting somewhere i dont want to or living in a caravan for a few years? it looks like i could get a 5% isa if i lock money away for 2 years so 5% on 150k means the interest would help soften the blow, interestingly for me to build the house at current interest rates it would cost me 1100/month on a mortgage but without the interest on my money to soften the blow if that makes sense?
