would most go for outline planning to start with and then reapply with detailed drawings once architect and builder are on board?

just curious that your planning is passed and now your choosing a TF supplier, i was going to choose TF supplier and one of their designs then get them to do the planning, have you just gone for outline planning or is it drawn up in detail by an architect and now your getting a TF company to build to your plans? im just at early stages of the process myself,thanks!

yes i was hoping to find a company that does it all, that ptarmigan homes say they do but their financial history is concerning

the VAT would be an issue for me as cashflow will be tight, im disapointed to hear they dont build it for you

interesting, i would prob just use a standard design to avoid architect fees, who would i get for the groundworks?

is there much that can be done to avoid being left seriously out of pocket from one of these timber frame suppliers going bust? the scotframe company has huge assets but strangely made a big loss last year after 4 sucessive highly profitable years

any of you heard of timber frame company Ptarmigan Homes? i had thought of using scotframe but i looked on company check and they has over £1m loss last year, could be risky?

if my salary multiple is say 4.5 x 30k =135k minus 8k for living costs thats theoreticaly 127k rather than 135k that theyll lend me though?

every little helps, i presume if i move in with parents while the build is going on instead or remortgaging existing house or renting then they will lend me more as outgoings will be lower?

yes i understand this but surely a better deposit than most would gain a better interest rate increasing affordability and allowing me to borrow a bit more?

surely id have thought the lender would take more of a chance with someone who has security?

just curious as ive not a big combined salary wit wife but if you own the plot and have 100k to put towards a 220k build is there any way i can simply use the plot(worth 150k) and just borrow against that? or against estimated final value of house once ive started building rather than the 4x salary multiple? thanks

i too have a plot gifted and 100k cash in my current house, i would need to borrow 130-150 kish to do the build i reckon but 4 x salary multiple will only come to 120k i could be 30k short and thats with no contingency, is it likely that with having plot outright and 100k cash upfront they might lend me 5x instead of 4x?

what timber frame company are you using?

why do you need an architect if your using a timber frame company get them to do that in house?

yes although like others say i might be less likely to get funding if ive started the build? out of interest how much do you reckon a treatment plant etc would cost for my size of house? does it get done at the start when the slab is being laid? thanks
