im looking at building a house 160ish m2, i currently have 25k savings outwith my current house, would it be a good idea to get planning and design established, then do the foundations before selling my current house or going to mortgage company?i would get a better idea of the total build costs once the founds are in and concrete slab established? 25k wold hopefully cover this, 35k if i sell car

with you sourcing most things yourself you would need to pay the VAT and then claim it back? how did it work for vat on the timber frame? thanks

what about digging the founds etc and concrete slab for when the timber frame turns up? out of interest what is the turnkey timber frame costing you per m2?

got a good sized plot but limited budget of 200k for build cost at the moment im interested to know the best way to go about designing a house that i could build and live in just now for 200k but extend in the future any ideas would be welcome, if you leave a doorway on the side of the house for example is it straightforward enough to just build extension round that in the future? thanks

thanks this would sound about right from what ive heard so far, looks like ill struggle to build a 2 storey house then? might be better just putting in planning for a bungalo? -
who are MBC? do they have a website? out of interest i know it varies but what is a rough cost /m2 to get the groundworks done to the point one of these companies can take over?

dan-wood are offering turn key deals on houses at not far off £1000/m2, whats the catch? very poor quality?

some useful information thanks, you say 4 times my net profit i should mention im one of 4 partners in the business and only have 5% share of the business so how does that affect it? im taking about 15k out the business a year, ive heard of scotframe would they save me costs on an architect as i could use one of their their pre designed houses?

i see so for much of the actual build stage youd be able to just stand back and let builder get on with it? that 114k include the frame?

it sounds like getting a builder to do the whole job may be more efficient then would i pay the builder upfront or after completion? also if i get the builder to source everything does this do away with me having to pay vat then claim it back at the end(im going to be tight for cashflow as it is)? thanks

say i were to build a bungalow mabye 150m2 with enough height that i could in future add another level in attic, would this save me much money in the meantime?

yes i have a digger and forklift getting rid of topsoils not an issue, im just going for as cheap a design as possible tbh

would be a new build, 3 phase electric at the steading, water too

i believe theyve changed the rules on this in scotland recently so that you can get it without a tie if you can prove its needed for a working farm, the house can be sod but you wont get planning again for another house on farm, this is what i was told recently by a farm adviser would need to double check though

no i want a rough idea of what i want and what itll cost first, if i cant borrow enough ill just have to rent my own house out and rent a bigger one for a while

im 35 been married a few years and now looking to build a family home parents 68 and sister will get their house ill get farm so need to fund it myself, live in house i bought in nearby village no kids yet
