  2. very useful costings here, where can i find a rough full costing of building a house just to get a rough idea where all my money will be going?
  3. ok im listening to all information and advice, im still trying to get my head round the basic costs and may not even proceed if i decide its not for me
  4. the plot is on a farm steading and i need it to live close by, it will never be sold as we dont want strangers about the place, im almost tempted for a bungalow now but am told its dearer per m2

  6. this is whats confusing me as id like to do it as cheap as possible, watching building the dream last night and theres a guy built a 220m2 house for 220k and all hes done is assist the builders carrying a few blocks and some painting, but some reckon it would cost 440k to build the same house
  7. you will need more money though as you will have to pay it all yourself including vat before you claim it back(i understand getting a builder to do it solves vat issue?) what m2 is the house if you dont mind me asking as others are saying it costs double what you are saying?

  9. this is the bit im struggling with £2000m2, just to build it when the plots already owned? id be cheaper buying a house than building it at that, and thats before you add plot value
  10. £14,600??? i was told around £200 for pre aplication advice plus os map, £400 for planning application
  11. yes ive tried that the want me to pay for preaplication advice and not that much less than proper planning application, is it likely that building companies out there will do the planning app for me/give me a quote of total cost upfront and build it for me or is that just wishful thinking?
  12. as said before ill speak to professionals soon but they do charge for the pleasure id rather get some rough knowledge for myself first, is their much i can leave out to cut the costs down to then finish at a later date?
  13. the idea of getting a shell up and moving in isnt a bad one, do many people do this? ill need the heating and kitchen/ toilet facilities in for that though, ill be speaking to professionals soon im just getting some ideas for myself on here first
  14. im thinking of doing a self build but as my name suggests i dont know that much about it, i have a potential plot my dad is going to give me so whats the next stage? sign it over then apply for planning OR go to a lender and see how much i can afford? then work out size of house/design before applying? i have 100k to put towards the build myself and looking to build a 200m2 double storey house so say 200k total? rectangle shape to keep costs down, timber kit or block work? any ideas or suggestions welcome my wife earns 20k but im recently self employed and partner of business so dont have 3 years of accounts

  16. thanks thats helpful with a basic double storey rectangle, brick and block work and concrete tiles, concrete base on a level site can you see me getting anywhere near £200k build cost in a 200m2 site? thanks
  17. thanks am i likely to get as low as £1000/m2 with such a design or is it just not possible?
  18. what if i gave them security on a bit of farmland plus the plot and had 100k deposit for the built it could be 0% loan to value? would i still need a big salary to get the additional 100k for build?
  19. im going to speak to one when i get a better idea of whats realistic, im going to aim more for 200m2 now and possibly add an extension in future, is this doable?
  20. whats the cheapest house design? 2 storey rectangle shape with timer prefab shell and concrete base?
  21. do these type of companies lend you a bit more if you have a big deposit?
  22. say i pushed on and got planning but couldnt get mortgage, how many years until my planning expires and i have to reapply?

  24. thats a problem, what about if i were to sell my house and buy a bigger one would they want 3 yrs company accounts for that too?
  25. that means ill need to wait another 2 years then as ive only bn in the business 1 year
