  1. Im in scotland, the farm is 500ha
  2. no planning yet, hoping to use farm as justification for house
  3. ive a digger so could dig trench if that helps but wats a rough cost for cable?
  4. so its easy enough just to connect a new pipe and put it round property then rejoin? out of interest you wouldnt happen to know the cost per m of electric cable? i have a better site potential elsewhere but its 400m away from electric and id have to dig a trench through the middle of an arable field
  5. im fairly sure there will be no utilities there as its in an agricultural field and no properties or electric run in that direction the main concern i have is land drains i dont want to hit one when digging founds and cause a flood on the site, the well will be very old but id imagine there will be pipes running to and from it, the site itself is level but at the bottom of a slope
  6. i have a potential plot 0.6 acres which at the far corner has a well, im planning to build at the middle of the plot where ground level is highest im just wondering will there be drains below where im digging? how will i find out and what happens if i start digging and hit one? thanks [Deleted duplicate post . 9. Did it cost much to make a few alterations to design? sorry what is my arc? thanks
  10. Would this be from the likes of scotframe website? Do they not copyright the designs so you cant use them unless buying from them? Thanks
  11. Did u divide the living room up or have it the full width of the house? Some people seem to go for a "snug" is that not ruining the size of living room a bit?
  12. I hadnt thought of the linear m so good point, i was thinking enterance in the middle living room to left, staircase in middle with bathroom and utility room behind then kitchen diner to the right would this be the best use of space? Thanks
  13. im looking to build a roughly 170m2 house and im currently at the design stage what is the best value and cheapest design? i was thinking a 2 storey rectangle with entrance in the middle would i be right in saying this should be quite straightforward? thanks
  14. who do people reccomend for central Scotland? and do scotframe build it for you saving me from having to pay VAT then reclaim it? thanks
  15. who was the frame company? what do you think of scotframe? i hear a lot about them but looked at frame costs on their website and they werent cheap
  16. you must have done most of the build work yourself at that cost?
  17. very impressive which timber frame company did you use? do much yourself?
  18. A lot of roots then? whyd u make the foundations so deep?
  19. so its 35% more expensive to build a 1 3/4 storey as opposed to 2?
  20. nice house what sq m is that in size? do you have a rough cost per m2 for the build? thanks!
  21. im curious to know if there is much difference in build cost between a 1 3/4 storey and a 2 storey house? does the roof line having to be broken up add much of a cost to the 1 3/4 house? thanks
  22. you dont think this actually includes digging the hole?
  23. Preparation for construction and compliance with health and safety legislation to include site security, welfare unit, scaffolding, lifting operations, skips, insurance of works Clear house area of vegetable matter to a maximum depth of 450mm and construct plain concrete strip (not exceeding 700mm wide) foundations with under building up to 3 no. Standard block course depth this is what it says regarding groundworks
  24. has anyone else gone down this route and how did you get on? ive a quote from a timber frame company to do everything from planning to groundwork to build and internal skirtings/doors/bathrooms, kitchen units and cooker for £1375/m2 for a 160m2 house, im reckoning £1500 by the time i include service connections and a few other bit, does this sound reasonable?
