yes ive thought about mabye just starting with the 100k and tryingto get to wind and watertight but many on here suggest they are LESS likely to lend me money if ive started?

thats well under the £1000/m2 a lot of folk on here are saying is min price, did you do most of the work yourself? how does it work with the VAT? You will need a bigger budget than the cost of the build as you need to actually pay for everything before you can claim the VAT back?

did you manage to get it wind and watertight for 100k? that doing most of it yourself?

i notice you say you had a lot of equity in plot, im hoping to get a mortgage on a plot owned outright and with 100k build deposit i would need a further 100k for doing the build am i likely to get a mortgage without having to prove income? as im self employed, wife earns 20k a year however

i havent actually got planning yet but my father has ground which is potentially a plot, say i went ahead and got planning for just a basic double storey square/rectangle shape just now, i could get planning for a wing on it 10 years or so down the line when i could afford it?

it would prob be 600k ish, i need to stick to around 200k for build cost though so looks like im going to have to make it smaller

would i not be right in saying a developer build 4 bed house feels a bit tight for space inside though? mabye 200m2 is the size to aim for and do away with the garage?

i like the idea of adding a bit later to keep costs down, should i include it in the initial planning application or reapply later?

thats for 2 levels added together plus garage, the footprint of the house would be 130m2 excluding garage

would it be possible to design the house with a main block and sort of wing on the side and get the main block up to start with then build the wing in future years or does it need to match the planning details exactly?
