Use a third party BC inspector...they are only interested in what the Building control plans are and if they are to standard. Its you responsibility to build to approved plans not the inspectors.

6mm BFRP tensile strength is >700 MPa and compressive Strength >400 MPa, certainly strong enough.

Most of the suppliers have certs with technical standards but only for US and russia.

Further research shows basalt rebar is the same or similar spec and quality as teplo and other basalt wall ties. 6mm diameter can be bought on the coil and can be bought with silica bonded surface giving stronger pull-out resistance for very low cost per meter- but no BBA . A friend has said this does not matter if mechanical strength can be shown to be at least equivalent as accepted standards for wall tie. Is this advice correct? The cost to my project would be reduced from about £1800 to £180 so big benefit if a good alternative.

Ha anyone used fibreglass wall ties? Looking around and seems teplo has the market for insulated ties- but at a big price. I can get fibreglass rebar at a good price and can cut to size easily with the strength required, but was wondering if anyone has used FG and which make.

I was originally asking if anyone knew the difference between boards and how they are effected by different locations...or is foil backed phenolic board just a foil backed phenolic board 15 years ago you just bought a board, not one specific to a roof or wall or anything else.

No you don't need small boards, Helical ties are put in after so any size board can be used.

Looking at cavity block wall with external render and timber clad facade so should be no water penetration of cavity. I was looking to build inner leaf first and use full size insulation boards. Does any one have any experience with PIR or phenolic boards...why do the manufacturers seem to make different boards from the same material but for specific jobs ie cavity, floor, roof? Seconds and co are selling 150mm Kooltherm phenolic at very cheap prices but not coded as k1** . Anyone know how using the wrong board would affect the build?

Well after planning officer being adamant regarding a survey report I spoke with senior member in contamination department, explained covid 19 had stopped surveys..he replied that I should send him some photo's which I did and he signed the condition off with no further testing required. I think it upset the planning officer but it just shows how some officers are inflexible. -

The metsec system creates a problem with wall thickness as needs cross batten as well as large thermal bridging on mountings. might aswell just use less insulation if I was to create a large thermal bridge. EWI companies say you can just batten fix through insulation..but non state max insulation thickness which is obviously becomes an issue the thicker you get. -

Had this in wrong section so moved it. Single block wall with 150mm external pir insulation and cladding I need to clad exterior walls as part of planning stipulation. Has anyone any experience / knowledge of how to fix cladding battens through insulation in to wall? See attached quick sketch... I was thinking possibly using a standard exterior wall insulation fixing but replacing the plugs internal nail with a long screw that would pass through the batten and insulation plug in to the wall but the standard plugs only seem to be 8mm dia so screw would be about 4mm dia. ...not very strong! or alternative is helical bar fixing... Any wisdom out there? external insulation.pdf

190/215 aerated blocks is standard practice...its single storey with flat roof and 150mm of insulation. -
Had enough of Timber frame companies trying it on with cost and upfront design cost...so Looking at simple Single aerated block and external insulation. The issue is that there is no asbestos or asbestos type material within the building or fabric of the building..its brick built with timber and steel roof ...is it possible the BC inspector can verify prior to demolition? -
I just found out that my desktop phase 1 does not cover another condition req post demolition. ‘Please provide documentation indicating what asbestos / asbestos containing material was present on site (e.g. a demolition / refurbishment survey report). Please provide further evidence or a statement explaining what was removed / that all asbestos was removed and by whom. Such a statement would ideally be provided by the removal firm. Should documentation relating to asbestos removal be unavailable or insufficient, post-demolition surface soil sampling of future landscaped or garden areas may be required.’ what a stitch up! Anyway, the building was a stable and never had any form of asbestos as part of construction...does anyone know if you have to use a registered surveyor, or is it possible to DIY report.

Shits happened...So is it sensible to start a build now? Yes, lots of sub contractors willing to work cheap cash in hand but can you get the materials? can you get control inspector to site? what will happen to finances? will you be in serious negative equity? Any sensible market economists got a view?

old stable block in Leeds getting knocked down. main farm was a small holding for pigs until 1970...the build was field shelter then stables until 2014. always been classed as agricultural...but even local builders have said LPA and specialist consultants seem to be in cahoots.

Where I am they all have a reputation...they know you need a report so always find something to push to phase 2 then they skin you alive...been told different things when it comes to DIY reports so asking if anyone here has done them and had them accepted.
