  1. Morning. Lots of people on here who can offer help and advice. Post some informationwhen you get a chance.
  2. I'm a lapsed Catholic. Even at a very young age, i thought a bloke in a frock, had to be dodgy. When i was about Seven, the priest asked my mum if i wanted to be an alter boy. (I was a good looking little blighter) I refused point blank. Once i was about 11, i refused to go to church. You would be shocked to realise how far water could track back. It's why we have drip strips on window cills because of exactly that.
  3. Bloody hell Buddy. Could it be rolling around the glass ? does the glass have an overhang to the upstand ?
  4. I with agree with old paint "grinning"
  5. Just as a, "don't give up hope". Six months and Three days after my planning application was validated. I got my planning application passed. What might be of use to some other people, is that i'm in Greenbelt. I have managed to turn a small bungalow, and a posh shed. which total about 850 square foot. Into Two, Two story houses of about 1700 square foot each. This is despite local objections from Parish Councillors, District Councillors, and Neighbours. I did this by using several people, who worked on my behalf. A local "Face" managed to convince the Parish council to offer a, No comment, to the application. Another local "Face" to convince the district councillor, to not call the application in. Finally, a planning consultant, to respond to the 27 page objection put forward by the neighbour. However, i think what helped more than anything was the Governments, Grey Belt introductiion. This allowed the planning officer to conclude that both houses together, would cause very little additional harm to the Greenbelt. There is obviously a lot more to the whole situatioin with regards my various applications, over the years, But i wanted to bring to the attention of anybody looking to develope within the Greenbelt that "Greybelt" may well turn out to be your friend, when it comes to your application. Best of luck to all, and thanks again for all the help offered by people on this site, over the years. Regards Jim. P.S. I have also retained full permitted developments rights for both houses when built.

  6. The last One i did was about 11 months.
  7. You could have a simple set of sliding doors (like bedroom robe doors). Perhaps a triple. you are not going to be going in there very much, fingers crossed. Easy to lift out of the bottom track if you need to for servicing etc. I would think that would be much cheaper ?
  8. Try and make sure you get full extension runners. You dont want half the drawer left in the carcass.
  9. Could you do the extension above in timber frame. Stick built. Clad on the outside ? That way you would not be putting much additional load on the foundations.
  10. Best of luck. I grew up in Sunny Cricklewood. NW2. Some of the hardest things these days, must be getting deliveries to site, and off loaded. We love pictures. So if you have any of your progress, post them up. Have you been living and renovating the property at the same time. Are all your personal items covered in a layer of dust ? If not are you sure you are doing things properly ? Welcome to the site.
  11. Is this above a window ?
  12. Well i live in semi-rural. I've got 3 phase running just the other side of the ditch outside my existing bungalow. I currently have 3 phase connected to the existing bungalow, although only a single phase metered. So, here's hoping i can get a nice cheap price to bring me in a new 3 phase supply for the new house that i will be building alongside the existing place. I bet i am not going to get life so easy.
  13. Can you plant something on your land, to block the view ?
  14. One thing i will say, is that that is a great entry point for rats, into your cavity. what ever you do, make sure you close that up with stainless steel mesh, or something else. Peace of mind will be better than rats. Believe me.
  15. Just do it. Nobody is likely to complain. Your neighbour is your brother. Any miserable gits in the local area ?
  16. Don't shoot me, just saying. When you spot the guys working in the street. Stop, chat, and get a phone number off One of the chaps. Loads of them do a bit of "private" work. They supply the gear, and you have the trench dug for them. They would extend the existing supply. I said don't shoot me. Just saying. It happens.
  17. I wonder what my cost would be for a new 3 phase whilst retaining the old One would be ? 3 phase to each house would be nice.
  18. I will be looking to sell One. I was wondering if i could have the 3 phase supply split ? A meter to each supply ?
  19. I have an existing 3 phase electricity supply to my existing crappy bungalow. Only one head is metered. The other two are live, but unused. If i obtain permission for two houses, would anybody have any idea if i would be able to have the supply split. Ie; One phase to each property ? The supply is just the other side of the front boundary ditch. About 2 meters maximum to the boundary. The other obtion is a new supply. Any rough idea of supply costs these days ?
  20. Welcome. For a start i would take a look at your local councils website, and try and find similar applications for small, but multipal house developments. Find out from there who they used, for the plans and design and access statement Contact them to have a chat about the possibility of getting planning permission.
  21. Expanding foam. The cheap stuff you buy at the sheds, is not really suitable for around windows and doors. It's been there for some time, by the look of it, as it has started to decay. You need to get that mastic done as soon as possible as a minimum. Did they fill the gap under the bottom of the door with a bit of sand and cement ?
  22. Yes, your builders have made a boo boo. Those wood pieces were needed to keep the bottom row of roof tiles tilted up to the correct level because there is no batten and tile for that last tile to sit on. If they had put on a deeper facia board, those bits of wood would not have been needed. Also the roofing felt should have come over the top. the way it is currently, if the roof leaks, and water gets below the tiles, it will run down the felt, and wont be able to get out because of the wood battens stopping it. Dont know where you live, but any local rats will be nesting in that roof ,with those gaps under the tiles. Is the roof insulated ?
  23. Yeah man. I told you you had it sorted. Top job.
  24. I thought you would have got over this issue by now.
