If it’s your main residence You can reclaim the vat You will not be exempt from the Cil if you sell within the first three year You will need a basic build insurance To cover public liability Choose the cheapest structural warranty As they are much of a muchness and rarely pay out The first time round we used Protec as we new we would sell at some stage This time we’ve used a professional cert Which mealy all lenders accept With the exception of HSBC -

The problem that you have with switching to HPs Is in most homes the the running costs are considerably more than gas and are better suited to UFH A friend who has been fitting HPs for 22 years now Says that while electricity tracks gas This will always be the case I worked on a large estate in Liverpool where the HPs where being fitted free New Rads etc and hardly anyone was happy Complaining of high bills and cool Rads while watching Jeremy Kyle Not your typical eco warriors But the government needs to be honest I suspect that a variation of the gas boiler will be with us for decades -

I didn’t think cost was the issue With electricity nearly four times the price of gas You wouldn’t be looking to change anything If we weee looking at this with our financial gat on -

Most experts seem to agree that a gas boiler installed today Will run its lifetime on gas Many on here disagreed when I stated back in 2020 that there was zero chance of gas boilers being banned for new builds My logic was that none of the heating companies whee preparing for this at the time Very few are now Ive a friend who is a bg gas engineer and he said that the new gas boiler will run 70% gas when or if they do Allowing them not to be classed as a gas boiler Everywhere you go BG are laying and replacing gas mains They must have some reassurance from the powers that be -

There’s nothing stopping you from installing a gas boiler Cheaper to run than a HP Legislation was supposed to faze out gas boilers on new builds by 2024 Which was never going to happen I’m not sure what the date is now But it won’t happen More likely to be hydrogen Which still uses mostly gas -
Your SE will probably no more about ground conditions than your builder 670 isn’t deep Our last build was 1800 detached garage also

Dug a trial pit - help!
nod replied to MustyandConfused's topic in House Extensions & Conservatories
Conservatory foundations tend to be very shallow as they are not taking much weight and are unregulated -

Options to save money discharging conditions?
nod replied to flanagaj's topic in Planning Permission
Most of it can be done on your craptop while having a coffee Its easy to overspend on fees Everyone seems to be a £1000 plus vat If you look at most of the planning apps The surveys are the same -

nod replied to flanagaj's topic in Planning Permission
The conditions after you move in are never checked on 1. 2 etc We pasted and copied a number of surveys that appeared on local applications But I would definitely advise against doing that -

VAT on Fibre connection
nod replied to JohnnyB's topic in Self Build VAT, Community Infrastructure Levy (CIL), S106 & Tax
Unless it’s regional BT told us we are not allowed to contact Open-reach directly After the third missed appointment My wife has just informed me that the new line and connection was actually free after several missed appointments and arriving without a cherry picker -
