Tile adhesive is fine You just need to make sure the whole area is covered In the same way as large format tile and use a flexible rapid set adhesive

Your responsible for securing the site and anyone getting injured on YOUR site Even if they are trespassing For The sake of a few hundred quid per year Its not worth the risk Plus if you get a HSE visit It will be the first thing they will ask for -

The main insurance you will need insurance to cover you for public liability for anyone wandering onto the site and injuring themselves and also cover for the building or buildings Fire Vandalism A basic site insurance will cover this The men working on site or the contractor employing them will have there own and cover for any plant they are leaving on site So no need to get involved with that -
Very good advise Mr P We had a similar situation Didn’t want to use main entrance as main access We decided to wait and speak to BC at a later date

You can pump sand and cement screed also Most semi dry used on commercial jobs is pumped up to each floor Might be a good option 100 m is fine

Ours is about the same time as yours From memory I think they where more than double Two friends and me managed to do the the trusses without a crane No chance with 12 mtre attic trusses So you need to factor that in We always intended selling Most of the buyers of large one of houses around here are Asians with extended families So we would have more than recouped the cost when we sell

I think the catalyst is a combination of furlough cash give away ending and also the stamp duty holiday ending We normally do 90% commercial But the last 18 months it’s nearly all been houses and apartments The last twenty months has been none stop So it will be good for things to slow down

No Materials seem to be flattening out Gypsum has stayed the same for us MF has gone up due to companies converting from timber But I’m reliably informed that once demand drops the price will come back down I do think a lot of suppliers have cashed in to make up for lost revenue The end of stamp duty holiday will play its part

They are a large family firm 100 mil plus turnover There joiners and Brickies could walk if other companies don’t follow suit They must be pretty convenient that things will slow after September You’ll probably find Redrow and others are planning to do the same I think the end of lockdown and the stamp duty holiday Plus all the Furlough money being handed out created an artificial boom Hopefully a bit of normality after September

A large company that I do a lot of work for Are reducing bricklaying and joinery prices in September and told subcontractors to reduce tenders by 10% Good news for self builders and will also be good for contractors

New to self build looking for approx per square meter cost

We also used the very best materials and over insulated ie Thermal boards on every external wall Double sound block on every ceiling German kitchen and bathrooms Over 300 m2 of top quality Italian tiles More than 30 expensive sash window We could have easily have cut our 815m2 down if we had used standard quality materials and our costs would have rocketed if we had had a builder buying materials in just so we didn’t have to pay the vat upfront Dont be put of by some of the turnkey figures You could make a saving by employing individual trades rather than handing the job over to a builder Most builds are very easy to manage -
