Whilst kicking my heals waiting for planning My thoughts have turned to a water supply There is a supply I dont want to get planning through only to find there is a 8+ weeks lead time The company that’s quoted for Power has offered to get a quote There’s a £200 fee if I go direct or through them So I don’t want to get more than one quote Has anyone gone this route? Am I going to be charged a premium taking the easy option of going through a third party ?
  2. The render price that he is quoting Is 2 days work for two men with less than £200 in materials and certainly won’t be a long term cure So pretty high I would at the very least stabilize the walls before doing anything else and perhaps get a quote off a plastering contractor for the render

Rendering with sand and cement will not be a permanent cure First you will need to stabiles the masonry This can be done by drilling and fixing a s steel mesh You then need two coats of sika bagged render Expensive but totally watertight and permanent Ive used this on the bottom of lift shafts whilst pumping water out Any render beads will need to be S steel
  4. I would drill at the thickest point Clean the holes with a vacuum Then resin fix some 15 mil threaded bar You will be able to hang an Elephant off them the following morning

You are as likely to get a 5 bed passed as 3 You would be better designing it as a bed and adding bathrooms at a later date If have living accommodation over three floors You will need fire doors hallways and landing of each floor and means of escape If it’s storage You don’t even need proper stairs to the top floor It may say you time and money to get it all passed now Our next build is six bed 3 bath Our Architecht advised that this would move us up a C tax band So he simply labeled on bedroom as reading room We will also put pipe work under the floor should we decide to sell at a later date
  6. The whole point of liquid screeds is the quick curing time Most of the flow screeds that I’m tiling are tiled within a week of being laid Hardly any require matting Or priming
  7. Flow screeds are made up of a very fine aggregate Sanding the screed will expose this and make it dusty I can only think your tilers have zero experience of flow screed SPR suggested Text SBR
  8. You definitely shouldn’t sand Most floors need sealing prior to tiling Cemfloor doesn’t I can understand why the tilers would want to seal It won’t do any harm to paint with SPR But it will sit on the surface for a while Hope this helps

Most of the brink manufacturers have closed there books till next year Lots of other materials effected The large house building companies have preordered much of what is being manufactured Its something we will have to put up with for now If it wasn’t Covid it would be Something else When we started our first build five years ago The kingspan factory burnt down Prices doubled and lead time lengthened Then Brexit kicked in

We didn’t have any PV on our first build Partly because we hate the look of them and partly because we would have to live to a 100 before they will pay for themselves The consensus of opinion on here seems to be if you can buy them cheap and self install They will pay for themselves in a reasonable time You will need add batteries and there not cheap

  14. I’ve bedded Aqua board onto floors to level them up prior to tiling I’ve always used a flexible tile adhesive to do this

  18. No We moved in In December and didn’t get BC sign off till May We took a full policy out three weeks before we moved in Insurance asked if gas and electric was certified
  19. Yes you don’t need a warrantee or even to have the house signed off to move in and have full regular home insurance
