We fitted award winning UPVC sash windows to our previous build Rubbish for sound installation The nature of the mechanism makes this so Stay away from sash My mother-in-law is on a busy road and have basic UPVC and secondary sliding aluminum on the inside Everest I think You can let a firework off under the window and barely hear it

No you won’t need BC to improve the insulation and your 30 minutes fire resistance will stay the same Leave a small air gap and use a foil backed board 15 mil -

Just to add If you do decide to wet plaster Sand and cement is a better option than most of the bagged stuff The only bagged stuff that we use now are the renovation plasters Limelight etc Very expensive 20 years ago Wet plaster and dd was Bout 50% of our jobs Now Not counting render Its about 10% of our plastering work Cost wise sand and cement works out about the same as dot and dab More for labour Less for materials -

I run a plastering and render company and have chosen dot and dab on both our builds A much warmer feel If there’s enough dabs and the correct fitting You can hang anything Airtightness is about the same Someone will be along suggesting Parge Don’t bother Only self builders use this Better to make sure your block work is pointed and sealed around the joists properly -

You can simply ignore many of the conditions Such as landscaping Exterior lighting reports etc etc Theres no one that comes and checks these conditions Certainly not BC -
I’d have loved to have kept our rentals on This is why we have so far sold nine rentals in the last two years Over legislation and everything loaded in the tenants favor

Online or any other estimators are really just a finger in the air When you get your contractor to quote Get him to itemize everything Ie 25k for windows external doors 40 k for a kitchen etc Then at least you can up or downgrade from what you have in writing -
If it’s a rental They will want receipts If not Think of a number and double it

Several tones of concrete doesn’t need to adhere The weight alone will hold It down Pretty much like the screed in the house Id definitely put it down Chances are your garage will never see a car 🚘

I laid my own screed So not sure about labour I paid £13 m2 So £800 plus labour 2 men an easy day £600 If it’s a company £1000 Guestinate

I’ve just had our build signed off and completed the Cil form 7B Just a reminder to others not to forget this When we completed our previous build I’d no idea that we had to do this Till someone on here printed me So easy to fall foul of these things

Just cut a hole in a piece 400x400 ply or floorboard and slip over each cable and tack to the insulation Better to have and not need Fixing directly to pb rarely stay fixed

I’ve said this so many times John Its a real failing of the site not to have there location next to there name -
I spoke to Jeremy at the time Habitable and CT are totally different Everything our solicitor presented them with was met by the same answer But you could We did the entire build using water from next doors tap and a potato Our Solicitors said while it’s not in the spirit of the law that was brought in They can and are demanding CT Pictured below are two of the photos that where taken at the time of the CT demand I don’t give in easily But everything we said was met by But you could get it finished in a matter of weeks should you choose to
