How to estimate self-build costs before starting
nod replied to selfbuilder91's topic in Costing & Estimating
Your probably looking at £2000 ish per m2 depending on what you want to do yourselves Timber frame will come at a premium compared to a solid build But TF is without question more convenient for a self builder Normally on here most include the cost of Architects and services in the m2 cost Never the plot price- 23 replies

We’ve had premium bonds for many years and consistently win something each month A couple of £1000 wins over the years also Pretty good option with low returns elsewhere

I’m still very busy with my site work But it’s a false busy Work that was scheduled and re scheduled I think a truer picture will be after Christmas Whilst I’ll do the screeding myself over two separate days I’ve had two different screed companies offer to quote and I’ve lost count of the window company reps calling on 12 months ago when we first started There was a six week wait for a quote for block and beam Supply only What a difference a year makes

It looked pretty good to me when we called in last Friday Rock hard and flat Even put matting in A lot wouldn’t bother -
I agree It was pretty obvious to most that Covid was handled badly In my opinion there was no need for a lockdown and paying 80% of wages was ridiculous With the majority of people being better off Eat out to help out The list goes on The problem the Tories have is treating anyone that’s not part of there club as a pleb Laboure will be the opposite With handouts to those who don’t contribute
-
God help us when labor get in At least they will put the people traffickers out of business
-
Also make sure that when your joiner has finished and the plywood is down The whole roof will need a temporary waterproof cover As one heavy shower will ruin it
-
I understand all this But my production is that I test rates will start to fall just before the election Complete coincidence Cant wait to say I told you do 😂

Interesting I was listening to a former Bank of England boss He stated that the rises would have no effect on people’s spending and would leave things to January Which seems sensible The sad thing is that labour will walk in with a massive majority Mainly due to the stories coming across as totally detached from the public
