  1. We have finally started to build. Day 1 was Monday 2nd September 2024. It was nearly 3 years from the first invoice which was for the private planning consultant to discuss and review the possibility of demolishing one of our old barns and building a bungalow on its footprint. Back then we weren’t overly confident of our chances but the consultant gave us a fairly good chance. Our current home is a listed property on 3 floors. It is far too big for us with 4 double beds, 3 baths/ensuite and two lounges. It makes a great multi generation home but no longer fits our needs. We are both in our fifties and looking to downsize into an economical to run bungalow. The old wooden barn was given away locally on condition they took it down and removed it without our help. We had birds nesting so we had a planning condition it had to come down between November and February. All that remained was the concrete down the middle, one wall and concrete lintels separating the bays. We chose a local building contractor from Bude, he came recommended and so far his groundwork’s subcontractors have been very good. The build starts with lovely weather but by the Thursday most of the UK has a yellow weather warning for rain, we had 23mm of rain Thursday, 14.2mm on Friday and another 27.7mm on Sunday. By the end of the first week we had a cleared and level site marked out ready to start on the trenches on week 2. Week one total man days of labour is 6

  4. Hi I don’t know Yelland but after looking it up I have been through a few times. I like to stop off at Instow to walk our dog. We moved down 8 years ago, Instow was the first beach we bravely let our Greyhound off lead, he ran in circles, which was typical for a Greyhound first time off lead experience. Im in Morwenstow and I get what you say about trades people they are very hard to find to get to do jobs. We hope to start our new build next month.

  6. Have you considered a curved shower rail from the short width to the long width, and a curtain with 3 magnets, one at both ends and one in the middle. we had a low ceiling which meant the screen was no good.

  8. You can store your cars in the open that’s allowed but not necessarily good for the car, depending on their current condition you might want to invest in a carcoon. Could the neighbour think you are going to start a business up and not be happy with that. Perhaps he thinks your storing fuel. The sentence ending ‘works set out above’ implies something specific they want you to do if the letter doesn’t state that then I would be asking for more details. if you only just sent your letter of reply then give them time to reply then phone them. a safe site is what they want to see.

There are probably quite a few of us feeling a bit down at various stages some don’t get the planning they want others with health problems along the way. im a bit older than you and haven’t dug the foundations yet we also want ICF but struggled getting builders to quote. your closer to the finish line than me. Don’t give up on the workshop that could be one of the things you really want to enjoy at the end if even that starts with just 4 walls it will be your rest place and a nice place to go to.
  10. You can phone the electric supplier to get the times. They are not always 7 continuous hours I previously had a one hour and a six hour night time on eco 7. I have a smart meter and times have changed to now on 1.24 to 8.24 I was told 1 to 8 BST but we have an old system and you hear the contactor switching and the smart meter confirms this just wish it would send the reading to supplier.
  11. You can ask the insulation manufacturer eg recticel to do a risk analysis they do this for free. Tell them what you have already and where you live and wait a couple of weeks if you can for a very detailed report and suggestions. my architect also got the insulation the wrong way round and BC didn’t query it. Luckily the architect got a few more things wrong like no fire engine turning circle so I went through everything double checking and he refunded the SAP fee. we’re still not out of the ground yet so hopefully no more hidden architect surprises. You can try another manufacturer as well for speed of reply kingspan and unicel etc will all do a risk analysis and the products are interchangeable.
  12. We have not split the title on ours and we have CIL exemption. We plan to live in new build and rent out existing. Either apply for planning in name of son who will live in or pretend you’re moving in and other family member in existing.

You can get the planning permission then apply for CIL exemption not sure you can do it the other way round as my council needed the plans approved first. never heard of the land charge before but our CIL was only a few hundred pounds as we were demolishing and rebuilding so only pay the CIL on the increased size. is the land charge something you are concerned about in case you do sell? I would ask on here separately about that and ask your council.
  14. That’s correct. That’s what we have done. you don’t need to do anything with land registry until you think of selling. you may end up selling both buildings together as one sale to one party or split them, your options are open until you sell. So if it’s still for a family member nothing todo for now. the new build will get its own address and council tax. if you think you might get asked for a landscaping plan then this might effect how much land you mark up in red ie more land more landscaping but every tree you intend to plant on the landscaping plan gets the VAT back. Any trees that die in the first 5 years should be replaced.
  15. It will be floated on a membrane, actually considering diagonal across the room into the hall. The room is roughly 7m x 6m but the hall lines up in the middle of the 7m side we either have short lengths width ways in hall or long lengths hall is 19m so difficult for expansion ie 6m + 19m through door way wall to wall. Haven’t seen it done often but diagonal gives a nice dimension in room and breaks hall up. longest length would be just over 9m in room and 6m room through door into hall. A bit tricky to start but once a few down can’t see too many problems as very square room. Hope that makes sense.
  16. The OP is laying herringbone are yours also herringbone or if not what’s the longest continuous length you have as I have similar to plan out.

Following the private pre planning we thought we had a good chance of the knock down as there wasn’t that much worth saving but we’re also in the fields of a listed building but outside it’s curtilage. By going full plans the council would see all the detail of what we were wanting to do whilst it not effecting the listed property in any way if felt better to be clear with our intention and from a distance it won’t look much different in size and wood clad to how it was as a barn. As for your water we also had troughs in the field connected back to the main barn but you will still need a completely new connection from the mains. I can pm the planner details tomorrow he was based in St Austell I think, he also writes in one of the monthly magazines on home building. The barn was 7m x 18m we changed the 7m to 8m. can you extend onto any hard standing area rather than field that’s what we did so the field around can still be cut for haylage.

We had a similar shed, an old bullock shed, mostly wooden one side tin clad and half height old concrete blocks, only dated from the 70’s though. we are also in a village and like you it’s split with us in the half not AONB, this was just noted in the application. we got independent pre planning advice and discovered it could be argued we were within the village by drawing a straight line between existing nearby properties. We decided to go full plans, not part q, as the planners get to see the intended build rather than outline P. We kept the original size plus 1 metre, and single story so not too dissimilar to existing. CIL only counts on the 1 metre extra so that’s only a few hundred pounds I think but could depend on county rules. Is the bridleway a public right of way that could be problematic. can you get the services to the shed? good luck, somebody we add to this there are a few on here who have more knowledge on part Q.

Hi, was that the local council BR dept or local private firm? can’t see what the problem is, you can do your own planning and building regs, you might need a SE for some parts or some figures for the roof etc. Part O has a spreadsheet available and that’s ok, once you get into it. Once BR are approved then start building. If you need a mortgage and/or a warranty then it’s these insurers who might want more details but it’s still all possible.
  20. A separate thought for you is that if you need a lot of outside taps is that because you will need a lot of water e.g. gardening and hot tubs. If you tee of after the meter before you enter the house you could have a separate meter for water used and not disposed down the drain. My water board gave me the meter free if I dug the hole. I think despite all my water saving the outdoor taps still save me money.

  22. It really should not be that much you only pay for your part of the upgrade not the village or street as per the link from garrymartin.
  23. Even if you worked out the size and garage purchase you may end up devaluing your own house. kids next door in own house also means doubling up all household standing charges. would you still end washing and cleaning for them, leaving home should be a bit further away in my opinion.
  24. Have you had it confirmed by your supplier that you can not get a smart meter. It does not require 4g it is data only and they can check the map for your area to find out the chances of getting one. Your home will also effect it eg thick stone walls. Can you switch off 4g on your phone and still get 1 bar of signal when standing by your existing meter. I have just got my smart meter, I’ve had problems because I’m 3 phase on economy 7 with the old teleswitch. I complained a lot and eventually they agreed to bring a new meter and fit it and see if it will stay smart. The engineer was great, he set some of it up outside where he had a good signal then continued the set up inside it’s been working 2 weeks so hopefully ok. I would certainly try one even if doesn’t stay smart at least you have tried. Be persistent with your complaints.
  25. Welcome to the forum. You can learn a lot on here and help others. Can you drive around area to get ideas or are you too rural. planning applications are easy to search by postcode at Cornwall gov website. if your not listed, in a oanb or conservation area that makes things easier.
