Hi All About to embark on larch cladding to our timber frame battens Its arranged board on board (75mm boards with 20mm gaps) I wanted to ask how best to attach to the battens - i know stainless steel is a must but what is best for long term stablity etc) Many thanks bob p.s - carpenter wants to use second fix stainless steel tack nails from the nail gun !

  3. All Thank you very much ! Which board would you reccomend for the walls. I want to get a bit of noise reduction as well so was thinking of the following build up Outer OSB Rockwool Acoustic plaster board Aqua board Tanking sealant and tape. Happy to be educated! thanks Bob

  8. Hello All A obvious question but what is the minimum i need to do to 'move into' my self build. Ideally this would not trigger the VAT countdown but i accept i might have to may council tax. Will i need to get sign off from the building regs officer for example ? Many thanks Bob

  12. All Just trying to clear a drainage condition that calls for foul and rain water assessment and drainage field design. Having spoken to the council drainage engineer its clear he wants my existing percolation test results prepared into a formal report with various calculations and designs. If you know anyone who can do this please message me or share the contact details. Many Thanks Bob
  13. All Thanks again for your responses. I should have said i have already done a percolation test and supplied the results to the council. (The Vp (percolation value ) is 30 and the calculation suggest a field size of 60 (i assume meters) Given the council already has this data it appears they are asking for - a design for the drainage field for foul and for the rainwater - A calculation showing the rainwater drainage can handle ''up to 1 in 100 years 40% CC, and 10% UC storm events. Any ideas on how to do these elements gratefully received Bob

  15. HI All I have hit a snag with a drainage condition. The issue is the council have asked for a set of technical design information. ( See below) Would anyone have an idea of how to answer this / someone who could help me do it ? Many thanks Bob ---------------- It appears the issue is Design of the drainage field is the sole issue that needs addressing with regard to foul drainage. And What they want is As I noted before, there is no further information on infiltration rate and a SuDS in relation to surface water drainage. Even though the site seems to work well with the SuDS, further details is required. In the details, there should at least be a calculated infiltration rate, the design of any required SuDS devices, such as soakaways, and any relevant calculations and drawings. The Soakaway or any SuDS device should be able to handle runoff from the whole development in and up to 1 in 100 years 40% CC, and 10% UC storm events, and they should be managed and maintained for the entirety of the development's design life.

  20. All If your project is a replacement dwelling then it is not impacted as you are already 'contributing' to the problem and hence they cannot stop you adding to it ! Bob
  21. Hi Many thanks for your reply. The new planning is an amendment of the original approved scheme and contains all sorts of extra windows, hight, garage etc etc etc. I just want to make sure i can reclaim vat on all the works not just the original scheme which has commenced. Many thanks
  22. Hi All I have approved planning which i have officially commenced (CIL notification sent and confirmed) to allow a HV electricity move and other services to be sorted. The costs for these works are all zero rated as the electricity is a new supply and the trenching etc is being done by a groundworker on a zero rated basis. In parallel is have also got another planning submission underway to add a garage etc. My question is - can i submit a single VAT refund on both the existing planning (which i have commenced) and future work covered by the soon to be approved new planning ?   23. Hi All So an update on the Nitrate / Phosphate issue. Its been over 2 months since the blanket ban hit and having spoken to MP's, local councillors and finally the planning officer it appears this is a complete mess with no end in sight. Having read the press i noted it was beginning to get national coverage with figures of 100k + new homes blocked with the ban expected to continue from anywhere form 12 - 36 months. I am calling all Buildhub members who might be impacted to make their experience known - i am sure we will be better equipped to fight this madness if we share our experience and learnings. Bob
  24. Hi All I am in the same situation but have the the choice to go on one of the following options. My main concern is lack of thermal mass (and swings in internal temp) and sound to a lesser extent Option 1 - Mineral wool between the studs + Extra Layer of PIR 140mm mineral wool between the studs 80mm rigid insulation (PIR) between the studs and VCL and battens or Option 2 - PIR between the studs + Extra Layer of PIR 140mm Rigid insulation the studs 50mm rigid insulation (PIR) between the studs and VCL and battens Any thoughts appreciated bob

HI All Just getting ready to install a temp 3 phase supply I am planning to place the housing on a post c1.5m from the future garage wall and then move the unit (inc meter etc) onto the garage wall once built. Any advice on asking the electrician to procure all the bits (box, earth rods, consumer units, plugs etc) or go ahead and do this myself and just ask the sparky to wire it up ? Not sure which housing size and if i need a special consumer unit / other bits given its 3 phase Many Thanks
