Eh? Theres literally millions of houses with gas boilers, including the OP. I think if it was a "massive risk" they wouldnt be in said millions of homes. -

No tinkering, except the tinkering you needed to do to get it to work as its best!!!! Amusing, if nothing else, but your average customer just isnt going to do that. Nor is the average installer, as he will be long gone. If i asked the average man on the clapham omnibus, if they had weather comp on their heating, how many would even know what you were on about? How much less efficent would it have been if you hadnt optimised it? Oil is currently the cheapest form of heating. Its going to be a mighty good installation to be cheaper. Can it be done? i would think so. Is it going to be without lots fine tuning by the owner (as per many on here)? No. -

Im on a few groups of people with old houses. Lots of unhappiness there, but, i know a fair few people with them. None of them are happy with them. Some are because it doesnt respond like their old system, but generally its the running cost. ie, much more than the previous system they had (mostly oil). Theres a reason take up is low. Primarily ludicrous cost, but we know thats just grant harvesters driving the price up, along with the MCS cartel, but people talk to each other still. Mad i know, but it does happen. But running costs seem to be a close second. High running costs says not installed/designed properly to me. Accepting that my sample of actual real world experience isnt very big, I would be very surprised if it wasnt the case that the majority of installations are poor to hopeless. It seems unlikely that the trades doing ASHP's are streets ahead of the rest of the building trade and doing a great job. All that said, ive started to ignore the ASHP thing as i, realistically, will struggle to have one with my weedy incoming supply and still run everything else. I was reasonably confident i could make it work, primarily as i know how much energy the house uses. -

Agreed. But the source of heat doesnt actually matter if the tank cant be any bigger, its still not going to deliver 4 consecutive showers. -

Based on your comments, id say fit an electric shower. Then you can have a shower all day if you want. Problem solved. Meanwhile, back to your boiler. Yes, you can fit an ASHP and yes it will be ok. In theory. The reality out in the realkworld is that its likely not to be well installed. People on here are not a good cross section of the population at large, as they are invariably much better informed and likely to take a very active part in the decisions on what gets installed. And because they understand, are willing and able to adapt their behaviours to suit the way an ASHP works. Again, most of the population dont and wont. They expect to turn the thermostat and the rads to be toasty hot 10 mins later. If you can/want to do all that, thats fine. If not, id just nail another gas boiler in. Cheap and simple. There are no downside risks to that. With ASHP there are lots of downside risks unless you are actively involved. -

This is what i did. broke it up as far down as i could reasonalby achieve, filled and then for good measure capped it with a bit of concrete. -

At this point id be straight on to the CEO's office. Im finding the CEO office option quite succesful at resolving stuff with big corparates. So far, Fedex, DHL, Parcelforce (theres a theme here) Openreach in the past, The directors of Fedex should be in jail. -

I ruled out starlink as its not supported. If you have any issues (which i would as im dumb with this kind of stuff) theres no one you can contact. But i could get 4G so didnt have to overcome that hurdle. -

replacing existing floor with new slab - minimum excavation

I did this. Foamed glass wth concrete/limecrete (limecrete in my case) over. Total depth from finished floor height, 225mm if my memory is correct. There were virtually no foundations, so took a cautious approach around the sides with a 45 degree taper. Installed UFH as the same time. End result was fantastic. -
You can of course buy gapo tape. Then shrinkage isnt any issue. But it is bonkers expensive.

Exactly the same situation as me by the look of it. That looks like a single phase transformer. It will need a three phase one. And of course a new big twin pole arrangement. How many houses are fed from it? Less than 3 and you will pay for it all. In my case job was going to end up close to £20k. And the supply was close to its destination. Needless to say, wont be doing that. Or are you in Ireland?

Correct. I was thinking a large tapered washer with the centre milled flat, so the ramp lifts the arm of the hinge (the threaded bit. Though it being threaded isnt ideal as it will be lifting the gate on that. Has the benefit of being simple, fail proof and cheap. It does however require a mill to modify the taper washer.

Tapered washers under the hinges. Tached to the hinge support. Job fixed.

I think you have lost sight and perspective of whats important here. Do you want the house? If yes, just get on and buy it. There are, literally, millions of homes that have things that dont comply with building regs. if people didnt buy houses, and lenders didnt lend, because stuff doesnt comply, no one would ever buy a house, and banks could shut up shop. Buy it, and if it bothers you, rectify later. This is a trifiling issue, and, personally, id not even raise it with the vendors. Reserve damaging the relationship for stuff thats actually serious or important. (hopefull there wont be any of those) This is how house sales fall through. -
Its certainly the case that i wont be spending 20k on it, thats for sure. I dont, technically "need" 3 phase for a compressor, but options in single phase are rather limited, and theres lots of "cheap" used 3 phase equipment about. 3 phase was just an obvious and easy solution, on face value. Until i got a price. I need to spend some time to understand your suggestions re the victron unit. If that means i can get it all to work off my single phase supply, whilst it might not be a bargain, not having a genset has benefit too.

Mine wasnt £6.7k. Mine was nearer £20k. Contestable work was about £1.5k. So no meaningful savings to be had there. The big costs are new double pole arrangement and 3 phase transformer they want to charge me for. Despite the existing pole only being held up by the wires!But hey, lets get the customer to pay for our knackered assets. At £6.7k i would have just done it. The compressor will be outside in its little compressor house, so yes, it will generate heat, but its wasted to atmosphere, but it will run for several hours on the days i use it. When you work it out, my actual requirement for significant power is probably only 200-250 hours a year. Its fair to say the biggest negative of a genset solution will be noise. Like you, ive got one of those hyuandai ones, but thats just way to noisy to be any kind of solution.
