Hey!

 

Not sure where to post this; so thought here would be good.

What do we think of this quote? I'm still crying at the labour costs!!!

 

Terraced house.

Plumbing and Tiling work:

En-suites x 3:

Build En-suite rooms x 3 Stud work plasterboard 

Install door frames and doors 

Remove wall paper and tile walls

Install cement board to floor and tile floor 

Plaster ceilings

Install extractor fan system to all en-suites

Install single ceiling light to en suite rooms and pull cord

Install waste pipes and Hot and cold pipes

Install shower pods to rooms? (To be discussed)

Install wall hung basins and close coupled toilet

Install towel rails were possible (To be discussed)

 

Labour cost £9000

En-suite materials:

Shower pods each £800

Thermostatic showers each £100

Square wall hung wash basin each £60

Mixer push taps and chain plug each £70 close coupled toilet soft close seat each £120

Wall and floor tiles To be discussed 

Muti point Extractor fan system £450

 

Main bathroom:

Remove bathroom suite

Plaster walls and ceiling

Tile bathroom walls

Install extractor fan with ceiling roof tile (Scaffolding needed)

Install deep shower tray and enclosure (To be discussed)

Install washbasin with pedestal and close coupled toilet

 

Labour cost £2500

 

 

Main Bathroom materials:

Shower tray 1200 x700 £120

Tiles approx 18 sqm £200

Adhesive and grout £60

Extractor fan and roof tile £80

Wall hung basin and push mixer tap chain plug £130

 

 

Heating and hot water cylinder:

Install unvented hot water cylinder tank and accumulator

Install time clocked and two port valves

Replace radiators and valves

Depending on pipe work may have to replace with 22mm for radiators

 

Labour cost £1600

 

Materials:

Unvented cylinder and accumulator

Radiators

Pipework and fittings

Material cost £3000

 

 

 

 

Carpentry work:

Replace all bedroom doors for fire doors x6  per door £80

Rip out kitchen and replace with new Estimate cost: £3000

4 panel Fire door hinges and handles per door £140

Have you got others to quote for this work? It’s always advisable to get at least three quotes. 

 

We asked three builders to quote to excavate and construct a basement, the quotes ranged from £50,000 to £160,000. The guy who quoted £50k missed a number of items out of his quote. In the end I went down the DIY route, so far it’s cost £35k and the final cost should be less than £50k.

With 15% profit in that (assuming inc VAT) then at a blended £200 per day rate (which is high tbh) then there is 128 man days of effort

 

With 4 weeks that's 6 on site, with 6 weeks its  4 on site - Permanently !

 

If this is a 3 bed terrace then that seems a little "lumpy" as I would expect no more than £2k for the rewire, £2.5k for the reskim and then the remaining stuff feels very over priced. £4k for an internal emulsion and gloss followed by the outside (2 walls or 3..?) is well over priced.

 

Have you considered taking all the plaster off the walls and ceilings down everywhere..? Its a 1 week rip out, leaves it clean for sparks and plumbers to run everything and then get the spreads back in to button it all up. Quicker cheaper and cleaner than what you are looking at tbh.

Mmmmm ; some stuff to think about !

my gut instinct on this is 20k labour seems fair . I might end up running the project and get my own trades in . Haven’t got time to attempt any of it - self build is on year 5 and swmbo might execute me ....

new quote . Labour and materials 43k but this excludes uvc ( not sure why ! And installation) ; also excludes loft .

So guessing when those costs come in going to be *slighly* cheaper ..... ??

It isn't a crazy quote or a cheap quote. Does it include VAT?

 

Hard to say on the decoration and plastering without knowing the areas involved.

 

Labour on the bathrooms seems about right.

 

Carpentry work for kitchen seems high. Unlikely to be much more than 2 guys for a week.

It does include vat which is some relief !

appointed builder today !

we are looking at 50k excluding loft ( this is half done , new roof , velux , steels - so not too bad )

i will estimate 7k for loft ( awaiting architect to do building regs )

also will replace all windows and doors - around another 10k - but larger firms offer 0% finance on 66% of it .

Got a hospital appointment today for an endoscope under general anaesthetic. My logic is if I don’t survive that I won’t really care about the builder !

Will post some pics of the lovely house ‘before ‘ soon ...
