Terraced house. Triassic Posted April 24, 2018 Share Posted April 24, 2018 Have you got others to quote for this work? It’s always advisable to get at least three quotes. We asked three builders to quote to excavate and construct a basement, the quotes ranged from £50,000 to £160,000. The guy who quoted £50k missed a number of items out of his quote. PeterW Posted April 25, 2018 Share Posted April 25, 2018 With 15% profit in that (assuming inc VAT) then at a blended £200 per day rate (which is high tbh) then there is 128 man days of effort With 4 weeks that's 6 on site, with 6 weeks its 4 on site - Permanently ! If this is a 3 bed terrace then that seems a little "lumpy" as I would expect no more than £2k for the rewire, £2.5k for the reskim and then the remaining stuff feels very over priced. £4k for an internal emulsion and gloss followed by the outside (2 walls or 3..?) is well over priced. Have you considered taking all the plaster off the walls and ceilings down everywhere..? Its a 1 week rip out, leaves it clean for sparks and plumbers to run everything and then get the spreads back in to button it all up. Quicker cheaper and cleaner than what you are looking at tbh. Mmmmm ; some stuff to think about ! my gut instinct on this is 20k labour seems fair . I might end up running the project and get my own trades in . Pocster Posted May 14, 2018 Author Share Posted May 14, 2018 appointed builder today ! we are looking at 50k excluding loft ( this is half done , new roof , velux , steels - so not too bad ) i will estimate 7k for loft ( awaiting architect to do building regs ) also will replace all windows and doors - around another 10k - but larger firms offer 0% finance on 66% of it . Got a hospital appointment today for an endoscope under general anaesthetic. My logic is if I don’t survive that I won’t really care about the builder !
