Getting closer to sign off Just had the air test done and garage doors Pretty much on top of the internals 

Still the drive and 600 m2 of paving to do

My question is How long have others lived in there house before submitting a vat claim 

Our previous build was Moved in late December Submitted vat claim in May 

All went through ok We’ve been in since Late July But would like to buy the paving in before submitting 

But don’t want to create problems with the vat claim

We were in 23 months before sign off and a further 2 1/2months for VAT reclaim, they paid everything with the old system. 

 I think they have changed it to 6 months after building control sign off not move in date.

Last time 5 years ago ) While the vat claim was straight forward My wife taking bags full of invoices to work to photocopy took for ever

Yes it's now 6 months.  We moved into new house in Oct 22, got regs sign off in Jan 24 & submitted VAT reclaim in July 24 - the day after delivery of final load of stone chippings to finish the driveway & just a few days before the 6 month deadline.

So does that mean you can continue to have work done (which you can include in your vat reclaim) after the point of building control sign off up to 6 months?

You can submit vat reclaim within 6 months of sign off . Can you still claim after sign off - don’t know . Scares me too much so I delayed sign off until I had spent on pretty much everything . Plus I don’t trust Hmrc …..

Yes, sadly I couldn't claim for my "tennis courts and swimming pools, fishponds, rockeries and other ornamental works".

 

However, I did claim for approx £3k worth of hard lanscaping supplies after BC completion & that was all allowed.

I should add that the hard landscaping supplies I claimed for were all referenced in the landscaping plan that was part of my approved planning permission.  Since you're required to include your approved plans when reclaiming VAT, I suppose HMRC could refuse to refund VAT on items not explicitly covered in the PP & which are also unrelated to the actual house structure.

Literally received a payment from Hmrc . No email . Just cash in the bank . It is short the expected amount . Surely they should contact me explaining why and giving me a chance to address any issues ?

About 4 weeks ago!. I'm down about 5k - so contacting the various companies to get 'better' receipts.

 

What happens if I've been charged VAT when I should not have been?. Can the original supplier refund that VAT and then 'adjust' their tax return to suit???

damn! that is quick. need to get my arse in gear and collate all my invoices.

 

good luck with getting better receipts.

 

afaik you can't claim the VAT back that contractors have charged when they shouldn't but i guess you can ask the contractor/company if they'll refund it. again, good luck!

You would have thought that 'tax adjustment' could be made. Can't see the company going 'oops ; here's your cash' ...

i agree but you never know! it's definitely worth asking the question as it's not really their cash to give away as the VAT you paid will be going to HMRC, right?

I did!!! My VAT chap spotted that my builder had made a mistake and he gave me back about a grand (£1000) and apologised. (I told you my builder was a good chap. )

BUGGER! We've spent an extra £16k between completion and handing in the receipts on final big ticket items (gates, garage door, electric blinds) on the assumption (ass!) that we could.....
