Inflation is killing my build

Always make conversation about the person in common and ask what tradesman they know for the next jobs. They will then know who will see their work

They also trust the work the person does to be a good match with theirs, and are not rubbish to work with (for lack of other word that should be published).

That's the approach I took, although I did take a gamble to two contractors and they worked out to be good.

I just spent 5 hours getting AC pipes through a ducting. I (expletive deleted)ing hate self building right now, damn job was only going to take 30mins in my head.

The bill to dig up and modify the Ducting will be a shitter as well. I hate this shit right now.

"it'll be worth it when it's done..."   grrrrrr

I started in May 2021, never going to build again!

You say that now!

We said similar 12 years ago having completed ours but guess what, we're just getting market valuations to sell and do another project.

This time we'll get it right!

I understand your pain / enjoyment.

At the end of a self build day I find drinking wine and eating steak solve all my issues …

We have some friends that have just moved into build number 5. Still aren’t happy with it 😂 Technically it’s 6 as they built one and it burnt down six months after completion (PV wiring fault) so they re-built it and sold up.

Interesting when filling out an application to insure the next project.

If a self build burns down, do the insurance company make you self build the replacement?

Not in this case. The insurer appointed a builder to rebuild it. The rebuilt house sold before it was finished and they’d got half way through their next self-build by the time the new owners moved into their previous self-build! It was a pity it happened as of all the houses they’ve built it was the nicest.

I happened to see part of one of those daytime TV shows about renovating.

Bought at auction for 145k. Coat of paint and update and sell for 220k.

"I'm definitely moving straight on to my next project."  If I was with HMRC it would be a fruitful programme to watch.
