BC sign off - what is needed?

Hi 

 

With my project underway it is very apparent we will be short on funds to complete it fully (was always going to be)

My question is what can’t I be without for BC sign off? Condition can it be in etc..

I need BC sign off to start my VAT reclaim process.

 

I know this is a broad question but at some point I will need to prioritise my money so I want to be prepared for it

 

Any information greatly appreciated

The answer to the rather ridiculously open ended question you have posed is:

You need to comply with building regulations.

 

Now ask a properly particularised question and people can stand a chance answering it. To give you an idea of how open ended your question was, you haven't even told us what the scope of your "project" is. Is it a small replacement of some windows, an extension, a basement, a full new build?

You will need gas and electric certs 

Final sap completed if applicable 

You can leave all the landscaping 

Disabled access ramp can be a temporary timber ramp If your not three story doors don’t need to be on 

You can also do bathrooms and utility later As long as you have a working loo 

Kitchen doesn’t need to be complete

On a different note, if you go for your VAT reclaim early then you are going to loose the vat on everything after (unless someone knows of successful multiple vat reclaims on a new build). The finishing works could be a serious amount and you would be better borrowing more to fund the build and then getting the max vat back at the end.

I can't remember the thread, but there was a discussion on here about a self build Vat tribunal case where two claims were eventually allowed. Of course, having to go a tribunal isn't exactly a smooth approach, but that case may have set a precedent. Will try and find it later.

Stuff you can leave out is flooring (bare chipboard ok for BC)  all decorating, skirting etc.  Fit a cheap second hand kichen, as long as it works, upgrade later.  No need for curtains etc. Basic pendant lights, fit nicer ones later.

 

Or just change your time scale.  Once we realised we were going to be short, we changed it to a slow build as you earn, that took nearly 6 years.  Why not do the same?

Half of our final inspection from BC was talking about how we both had the same lights from Costco, and how they'd been on offer a couple of weeks before.... I was more than happy to let the conversation go that way.   😁

 

@richo106  Just ask your BC what they want to see.  But as other say don't under estimate the finishing costs, and the VAT you'll be paying on them.
