Our son and his girl friend have just moved into a rented flat in Manchester and they have a heap of problems with it even though its only a few years old.

 

Firstly - the hot water is supplied by a tank with two immersion heaters down low at the bottom of the tank but neither appears to be heating up even though the lights are on on the wall switches from which they seem to be controlled. There appears to be no timer in the circuit anywhere - which I found odd, the pulse rate of the main meter does not change as you turn these immersions on and off and there is no hot water!

 

Secondly, and perhaps more worrying is the CU which is not labelled and appears not to have any leakage trip devices and as it is not labelled it is hard to work out what the contactor does: See pics below:

 

Any thoughts - what am I missing here?

I wonder if that board has come from a commercial setting and been fitted at mate's rates? ?

 

Weird that contactor on the left and the D breakers in a domestic setting...though all "on" they might not all be used.

 

Legrand is good gear mind. Might be able to add a few RCBOs on selected circuits.

Report the no hot water to the landlord, his job to fix it.

 

And ask for a current EICR for the electrical installation as rental properties should have now.  While you are at it check the provision of smoke alarms.

 

When was the flat actually built?  If only a couple of years ago it should have rcd protection on everything.

It is a statutory obligation for landlords to provide space heating and hot water.

 

As above the landlord (or managing agency if one is employed) should sort this...and very quickly!!

 

We have a Manchester apartment and the hot water immersion failed some 18 months ago - we employed a specialist who came out to diagnose and then fixed two days later once the part was obtained.

Many all electric flats are in E7. Get a video of the meter and see if it is cycling through different price bands (some meters need buttons pressed).

Thanks all, have been on other things today but have passed the above on and apparently the wires to the immersions were both fried. He has asked for the EICR and the flat we think was built about 15 years ago.
