Chancellor announment today... Thoughts anyone??

So I've just read that there will be help for self builders from next year. Anyone got any thoughts on this? Might it be worth holding back on starting a build, but buying the plot anyway? Or am I being too optimistic?? ?

Why do I feel the actual offering will be disappointing and full of exceptions and limitations?  I would love to be proven wrong.

The GHG scheme in England has been a roaring success ?. Installers provided the paperwork at the start of October and vouchers have only just started to arrive. Some installers are now not participating in the scheme as they can’t wait forever for grants to be approved and ordered kit in preparation for installs being signed off.

I wonder if it will be like the scottish help to build fund, which was essentially an up to 175k bridging loan for people who struggled to get a self build mortgage

Very few in our area participating in the ghg scheme.

Suspect it will be aimed towards first time buyers / low income etc those who can’t afford to buy or build as is.  Doubt it will be aimed at saving money for the more wealthy etc self building mansions.

If it means hardworking young families can move from rented accommodation into good quality self built homes that’s a-ok with me.   Could generate jobs/work as well, and force the main developers into building less expensive but better homes.  Would have to be coupled with councils releasing land at low cost for the self builders.  Quite a clever way of provide low cost housing.

I suppose it technically means the Govt would be acting as a building society, which could generate income to the taxpayer.  All very socialist, and from a Tory.

is this loan still available?

https://www.planningportal.co.uk/info/200130/common_projects/49/self-build_homes/6

"The fund is a short or long term loan that will help small builders, community builders and custom builders as well as larger developers, with the financing of their build projects.

Private sector businesses are able to bid for the finance to build new homes that are affordable rented homes, shared ownership or rent-to-buy homes.

The loan is requested through an application process which begins by discussing the project with the Homes and Communities Agency (HCA) before the formal application process for the loan starts."

https://www.gov.uk/government/publications/home-building-fund

"Applications are being accepted from private sector businesses to build new homes or prepare sites for development."

So is that it? No actual help unless you are a small business ?
