  1. Hi all, I was wandering if anyone could help me with suggestions as to how to marry up my new warm roof build up with my neighbour’s property? The issue is that my roof was installed about 50 years ago and since then my neighbour’s property has been extended meaning there is no access to the existing fascia etc. to make this even more fun, I am going to add a warm roof build up of 170-175mm (Velutrix, 150mm PIR, 18mm OSB, GRP over existing deck). This brings the new height to around halfway up their fascia board. I have my neighbour’s consent to take my roof to meet their wall and close the 40-100mm gap which currently exists but I would appreciate any thoughts as to how best to do this while allowing the GRP to run high enough… ie. Should this be behind their fascia board? I have added a picture for reference - the gap is below the gutter line although it does not really show very well. Any input would be greatly appreciated!   2. Hi ... any thoughts on whether using Flexacryl AND Flashband for this gutter repair might make it less robust? Getting access is a real pain, so I'm thinking of adopting an overkill approach in the hope of getting a couple more years life out of whatever form the finished repair takes. The first coat of Flexacryl was mainly intended to start levelling up the surface to make a Flashband more effective (FB running along the gutter) ... but now I'm not sure whether to just stick with Flexacryl and apply more coats, or apply Flashbands, and then maybe Flexacryl over the top of that again? All guidance warmly received...
  3. Hi Just wanted a few opinions on next doors building works. Our neighbours are having a ground floor rear extension built on their property. It is the same length and height as our existing extension. Their builders have built the walls and put the roof on quite quickly. They erected a wall 6 inches from our party wall but left the roof guttering down pipe in its original position, running down between the 2 walls, presumably into the original drain. See photos. This drain is now totally inaccessible so if it were to get blocked we couldn't get to it to unblock it. I'm hoping that they have thought of this and have a solution. I have asked them but they claim not to understand English. Can any experienced builders or roofers suggest what next doors plans for this trapped drainpipe and inaccessible drain might be?   4. Hello could anyone help me on some guttering design. I have attached an image: (1) Do you agree that its best to run this gutter away from the valley? (a) If i run away from the valley should I drop onto the sloped roof below or take the downpipe all the way to the gulley pot? (b) or should I run towards the valley then I dont need any downpipes? (2) With gutter 2 could an option be for me to run to the right then at 42 degrees down the slope on the facia to connect with (3). I ideally dont want to create any more soak aways
  5. I had a felt flat roof replaced a few years ago by GRP. I have noticed that water is curling up behind the edge trim and round the back of the guttering onto the fascia. Some of this is making its way over the top of the fascia and into the roof structure. I think the crux of the problem maybe that the gap between the inner lip of the edge trim and the fascia is only circa 10mm. This means the gutter edge in places is mm away from the edge trim. I have removed the gutter in case it is too high and impacting the water flow, but it makes no difference. How do I solve the problem? Packing out behind the edge trim would increase the gap, but from testing it with a hose, it is not the solution as I gain maybe 7 or 8mm. Fiddly, but the best idea I have come up with is using a self adhesive flashing like AluFlash and stick it to the inside of the edge trim over the batten under the roof lip and down a portion of the fascia before trailing it in the gutter. Apart from having the edge of the roof refitted, is this my best solution or can anyone think of anything else I could do? Thanks Steve

Hi I am planning where the gutters and downspouts need to go .. ..i know the wife wants things to be as TIDY as possible at the front and back (The sides are invisible to us and anyone due to trees one side and a high fence at the other) I see how others have built SIMILAR Potton homes and where they put their downspouts ... Let me know if you think I have planned well please Also a) Do you think the downspouts either side of the Sunroom are necessary ....as there is a ceramic patio tiling going all around it and i think it might make it look messy ? b) also i was considering ...it might be daft ....but is it possible to FLIP a downspout around the corner ? basically to maintain the clean look of one side of the house ?
  7. Just about to order the guttering, and wanted to check: I know I need two bends to take it from the outlet to the downpipe, to account for the width of the soffet. But I see there are 92.5 and 112.5 bends, so do I need one of each, or two of one, and if so, which one??
  8. I have a requirement for my listed building consent that I must fit "cast iron or alternative metal material" for my guttering. There are both cast iron and aluminium products available and there does not appear to be a huge difference in price. Why are two different products offered and is there any difference in the performance or use? Aluminium will obviously be lighter. Any thoughts would be great!
