The external ground level at that point is too high - it looks like it’s the same height as the DPC and sub-floor ventilation. Surface water is by-passing the DPC. Pull the gravel back so that it’s about 250mm below the DPC and see if that does any good. Clear out the vents and let everything dry out. Going forward you’re going to have to reduce the ground level.

Stay away from basements - expensive to build and hard to build properly. I agree that the house is too big - it should be single storey and it should use the topographical the site more.

I wouldn’t have one. Extend the flat roof covering up the pitched roof a minimum of 150mm and slope the flat roof to the front of the house. Simple enough to do and saves clearing leaves from a dedicated gutter.

Hi there, I’ll take a look at car turning but it might be a 15 point turn!! If you look at the floor plan you’ll see a triangular section of wall at each end of the building. This is to create the recess but at the same time to give a solid end wall. ETC.

What a load of sh*t. Build it out of cavity blockwork and attic trusses so that if you decide to put heating in you can insulate the walls at a later date. Get rid of all that steel and why on earth is there a raft? Standard strip foundations and a ground bearing slab. Use Keystone lintels over the openings. Two different sizes for floor joists shown on the drawings and putting a note on to say that the stairs will be designed by a specialist is a complete cop-out!

Hi there, You could of course - but I think it would look very bulky. What about all flat roofs?

Master bedroom and office upstairs with direct access to a roof garden overlooking the back garden.

I’m doing another one at the moment where I’m putting the master suite upstairs with a roof garden. I’ll upload the drawings as soon as I can.

@Thorfun @Katie AG Hi - both great guesses but it’s a dormer window for the bathroom at first floor level. The bath will be directly behind the window. If you wanted to use the flat roof as a terrace I’d certainly consider moving the master suite upstairs with direct access.

I would assume that if you have a cavity barrier to the perimeter of the dwelling at first floor level that there would be a cavity tray above the cavity barrier. If there is a cavity barrier and if there is a cavity tray then you should have bedweeps at approximately 900mm centres.

I agree with most posters - his mistake but you don’t want to sour the relationship. Ask him to meet you half way and ask him if there is anything else he has missed.
