I'm not (too) concerned they work, the water does flow the right way but I wanted to put a patio/paving on top of them and use the driveway further back. But now I'm realising that I probably can't hard cover them and build the necessary retaining wall and hand rail - as much for the cost as anything else. Decking (which I hate) will have to do instead so the drains might be ok. But the most shallow run in the first picture, I can't see how I can get away without checking that out and potentially packing correctly. That shallow pipe run and the drain pipe gully go into the same inspection chamber and that runs up to the next plastic inspection chamber in the last picture.

I don't know. Not seen or heard anything since January. Sent a recorded letter but it got returned. Gave it up as a lost cause. We had discussed the issue before his 'departure' but there has been no opportunity to make good not that I would be satisfied with his work in doing it. I wouldn't expect to get anywhere with an insurance company. now my missus is pushing to get it done, despite not having the money so I'm wasting my breath.

See that its caused by the clown of a builder, I'd assumed my insurance would not entertain a claim.

If you discovered the pipe had been propped on bricks and backfilled with rubble strewn earth, Would you dig it out and re-do it?

This is exactly my thinking. It would be lunacy to worry about this most minor of cosmetic abherrations This is what I'd been told too and the tilers we had (who I doubt would do any tidier cutting) weren't keen on this anyway. And the only reason tilled skirting is a suggestion is that I have a few square metres left over and cutting and sticking tiles to a wall whilst held straight by the floor is something that sounds achievable by me.

Aye but there's no point caring about the finish. Im sure it's possible to for cheap finishes to look good but you would be severely restricted in your options and they need to be done very well. Neither of which do I have the liberty of. cut edge (not as wonky as it looks) it looks more obvious due to the different faces. From eye to floor level you can't see them.

IT would be a waste of money for me. Between her and the 2 boys, it would be dented and scratched to buggery in no time at all. I just need something cheap, inconspicuous and easily repairable.

Something like this from what I've seen. http://www.trimtraders.co.uk/straight-edge-tile-trims/pvc-straight-edge-tile-trims/genesis-pvc-straight-edge-trim.html 12mm for a 9mm tile is just over £1/m I'll try using the saw even slower an a proper blade could be an option. The tiles are porcelain, solid colour all the way through so you really don't notice the chipped edge.

I would not start hanging up the bunting yet. The quote is £1500 to fix the joists by mounting a plate in the beam web, rebuilding the small section of cracked wall under the window and replastering the 4 walls of the bedroom and making good the damage to the ceiling below. Any issues with the external wall which cannot be seen at the mo because of the new roof structure outside would be more. Not scandalous but not something easily to hand at the minute

That relies on getting a decent cutter to hire that isn't going to give wonky cuts Experience tells me that is very unlikely to get a decent bit of kit on hire either. Now Ive made a tentative start, I'm just going to crash through them and stick them to the f*****g wall.

I'm been having a go with this saw on some tile off-cuts. Perfect it ain't. Cut edges look like they've been nibbled by a rat but nominally they're straight cuts. I could try a proper blade but you won't notice the effect at floor level and I've been seeing the same cutting marks when looking at some tiles in a commercial environment. The missus is also saying she would now like some sort of capping on the top edge to so that's something else to think about (and pay for). Whatever it is, its going to be white plastic not Alu/stainless.

Not sure but probably nailed on the one side that is on hangers. this is being difficult to track down the source as I cannot be upstairs and downstairs at once and my assistant is incapable of following simple instructions and acts though English is here fifth language. I may have to conscript to 9 y.o. boy to help instead. The noise is an issue downstairs not in the room itself so I am now wondering if a ground floor stud wall is suspect. -

Dare I chance fate by saying it but a "competent" builder came and had a look and said that bit under the window will need rebuilding and potentially the outer leaf will be cracked too. Waiting for a price on fixing it.

Conduit? Dry lined. I need to really try to isolate where the sound comes from. I've started taking bits out of the ceiling anyway so why stop now... How loud? Well its not like a .22 rifle going off but more like loud knees or ankles cracking. Its a sharp defined sound not like a creak or squeak -
@bassanclan Not yet, there is nothing obvious from above, the bolted connection is fine and beneath the plastered ceiling is fine. I'll have a look this weekends. And where those wall meet in the corner they are not keyed in to each other. so they could move independently it looks like. This evening I have been trying to get though the ceiling under the joist supported wall. The pendulum is swinging back to taking the wall out as it is not sat on that steel beam. Back to this photo, there is a gap between the joist and the flange
