Thats 300sqm floor area. At a guess we'd be closer to 1000sqm + of walls and ceilings that was to board and skim -

About 7-8k for our spot to be plastered. Took about 4-5man weeks I think. Circa 300sqm -
It's getting closer, sparks mostly second fixed and we've added some Phillips hue to the mix as well

Its an Esse 13amp I'm looking at, the oil Esse I had planned to fit seems nicely built. No gas in our house - well not from a pipe anyway :-)

OK - so general range issues excepted - we have a rayburn at the moment (on gas) and have an oil Esse in the garage. It'll be accompanied with a pair of electric ovens so it can concentrate on only doing the stuff that ranges are good at! Slow roasting lamb etc

Looks like the cost of the twin wall will be as much as a second hand electric aga / esse... does any one have any experience? What about vent pipes? an issue? or not needed?

You can get the velfac installers to come out for a day for about 400quid. We had them train our lads up. Well worth it in my view!

Trimming down a set of granite worktops

Cheers chaps. Sounds like these might be worth a punt at a ton or so then -
So I've laid the kitchen out. And then laid over the plans for a mates set of granite worktops that are surplus to requirements. Its a good match but one run will need to be cut round a nib in the wall. Easy job? Specialist job? Every thing else lines up a treat!

Its all good, the doors open outwards and we have a tolerance built in for the floor make up of tiles into the doors.

It looks like a pretty light going over, some good sized swirl marks in the surface. It's taken some thing off as we had paint all over the show. It was the screed guys who've done it. We looked at the hire of the kit at about 75quid for the machine and disk. Made no sense for my lads to do it at 125. That said we did have to wait until they were in the area to do it, they'd got three jobs lined up within a few miles that they did.

Couple of lads for a couple of hours. There were doing three jobs a day. That was 110sqm done.

So I've popped in today, sanded back site immaculate and no sign of dust. What witchcraft is this!?! Still jobs been done dropped can of paint clearly has been sanded out!

To be fair the site bog has a hint of trainspotting about it.

We've had a handrail in but a ladder to get up. Any issues for moving stuff have been resolved by deploying Big Steve.

Suspect it's my misunderstanding. Looks super flat to me. But apparently the top bit is a crust and needs to come off. will get sheeted up this afternoon!

It's to take the watery crust of the top of the screed from when it settled down. It was a 40mm fibre screed and it goes in a like a custard or soup consistency. 5-10mm may be my misunderstanding! I'll get the rooms not involved sheeted off and get a soft broom for the rest!

Due to a minor miscommunication.. aka I forgot to book it... the floor is being sanded back on Monday to take the top 5-10mm off ready for tiling etc. The house is fully open plan with no doors at the moment and stuff generally stacked around. Is this a relatively tidy operation or an oh shit get the house dust proofed sort of operation? We have painted walls and light fitted so I don't really want tonnes of dust everywhere. I leaning towards assuming the magic machine has extraction built in and it'll be fine. Am I a raging eejit?

Thinking about 300/400 or so by about 900mm

That's the sink and shelf in under stairs khazi.. that's what I want to see through the floor... just needs a good tight sight line to make it work I think. WC is on the far wall here just behind the glazed facade. Should be light enough I hope!
