So you have overlooking issues on all elevations? if you can’t provide escape windows, then you will need a protected corridor. If that can’t be achieved because of an open plan layout on the ground floor, you’re going to have to consider a sprinkler/mist system.

I don’t know if you’re doing this on purpose as a bit of a wind up. If new builders will be taking over, why put it up anyway? If you’re wanting temporary shuttering from the elements, erect a temporary stud wall.

Correct. If he’s being difficult, ask him for his PWA and see what his response would be.

To put it back but then start with somebody else so this wall will end up coming out again… Just erect an insulated timber stud wall until the next builder has reviewed and ready to start.

It doesn’t matter (now) as you have started works without an agreement. Read the PWA or get in contact with a PWS should you want further clarification or confirmation.

So why on another post are you asking about re-instating the wall below the steel? 🙄

No as works have started. Why are you talking about putting the new wall up now? You said you’ve stopped the works?

A PWA cannot be enforced retrospectively. End of.

Upper floor side facing windows wouldn’t usually be allowed any openings above 1.7m above floor level. So that would cancel out any form of escape window or door. Should the LPA agree, that will be the first I’ve heard of the LPA accepting a window/door for means of escape ONLY. Can you not provide a protected corridor?

Just speak to BC and tell them you’re no longer going ahead and are wanting to re-instate the wall. I can’t see them being that difficult in wanting to see a new wall that complies with current regulations.

BC are there to check/approve the works, not design or specify them.

@Temp The job isn’t any longer a job. The beam went in as a result of a load bearing wall being removed. The wall is now being put back under the beam.

What do the engineers’ drawings and connection details show?

The covered area is irrelevant. It’s a verandah which would require Planning.

The size of it is exempt so you can pretty much do what you want with it.

Has there been a fall out with the architect and/or builder or has your budget been blown out of the window?

You would be better off getting in contact with a local Planning Consultant.

@vik2001 So to summarise, you’re not building anything?

@ETC But in the OP’s case, they’re putting back a wall that already has a steel over. So it’s more of an infill as opposed to a structural alteration.
