Most new build flats I.e blocks don't seem to bother with gas ; presumably for the same reason I.e installation cost -
Possibly. It's the cooking smells I worry about. I did wonder if MHR above hob would also aid in this .....

Hey I presume the building regs I must achieve were at the time of approval/submission??? i.e. they can't adjust them later surely?. My issue (for an insulation point of view) on the flat roof/parking is I can't go any deeper or I will be above the street level. I could insulate underneath on the ceiling also; but I was told this could cause condensation issues. Just for the record; the rest of the insulation exceeds the initial spec. Walls are 150mm; floor 250mm Cheers -
WOW!. I mean WOW! Although not at the kitchen stage I was concerned about a ceiling extractor (flush into the ceiling) or one of those nice slide out the worktop ones. Like you I agree it's how well it actually extracts. Also the noise!; would prefer the actual fan to be external so solve that issue. Any info you do find please post! Sad isn't it; how excited I can get over a hob!

How are the LED panels fed I wonder?. Whats controlling the displayed images?? Still want!. Do the entire bathroom in it!!!. Mood lighting to the extreme!!!

Forgive me dumbness. This is an induction hob with a built in extractor??? How can the extractor work whilst not above the hob as in a traditional design?? If it works as suggested! - I want one!!

I do wonder though... Suppose you have an EPC today that puts you at a D; and thats the highest you can get (you know where it shows potential rating); what would you do in 2030? Do we just *hope* some new super tech/insulation is available by then that allows the 'C' to be met? Cheers -
LOL!. One of my neighbours "complain" ; who would of thought! based on previous experience. Doesn't matter. I can deal with the council with my eyes closed. What I guess I was trying to demonstrate is how inefficient/small minded/ pathetic/underfunded / bureuacratic the planning system is. Hate them!. Their "mission objective" (sic) is to "allow for quality sustainable builds and work with developers" yet in practice the single build they hate and simply want to rubber stamp 'refuse' on because it keeps 24 neighbours off their back. Still; as I have learn't there are many many many ways to skin a cat.

Sure thing. It's already a flat converted in 2008 I think. So a 'C' by 2030 isn't an issue :-) I don't care about tenants bills :-))) ; I run 3 HMO's where I pay the bills and lights/heating/gas etc. all get left on. Im a cynical hard assed landlord! But seriously; the bill cost implications for a tenant to heat a 30m square flat gas v's electric is going to be fairly minimal over a year. I appreciate gas is cheaper than electric (at least for now!) So (assuming I went down the electric route for both); wall heaters or electric combi for wet heating i.e. existing rads ??? Cheers -

Hey! The flats *have* to have independent supplies; planning and all that. Is electric central heating on a wet system no good? (perhaps you thought I meant like electric wall heaters???) No electric combi can do heating and DHW? -
Whats your warranty on the battery?. After-all that's the point most likely to fail or decline overtime.....

AH yes! It's on my "to do" list!. I tend to *think* (cough, cough) a few years ahead of what I need..... At the moment (subject to change of course) I have to ..... Sell our house Build new house Convert 1 flat into 2 Build another new flat (though TBH I won't build it; get a builder in!!) Update HMO (see it's there!; just moved down the list a bit.................) Of course with all the new 'anti landlord' taxes etc. it makes things rather tricky.

Well they were the usual (rubbish in my mind) conditions. As I said "timber gates" is hardly a detailed condition. My belief is it's all a tick box exercise. Someone forgot to tick the box 4 years ago; but someone else has now looked at it "Hey!; that box hasn't been ticked" And we wonder why planning can be sos slow and painful....

Hey all! One of my floors is completely underground :-) . Parking is above this area. I'm still struggling to work out what 'roof' type I have on here as it needs to take the weight of a vehicle and also be 100% (!!!) waterproof. I've looked into the 'resin' based surfaces; but not sure how feasible this is (most seem porous ) I guess what I'm really asking has anyone done anything at all remotely similar??? 1128 233A Sctn XXii.pdf

Hey people! I am thinking about buying a 1 bed flat for conversion into 2 1 bed flats. Currently it has a reasonably modern combi supplying everything. Should I bother and have the cost of installing another gas main and boiler for one of the flats? or Install in 1 flat (maybe both?) an electric boiler? These flats will be rented so I don't care about the bills :-) but I do care about the conversion costs! My reason for *potentially* dropping the existing gas combi is then the tenant has no 'gas' issues (tenants and gas don't always mix) also no annual gas safety certificate and my assumption less chance of break down i.e. less moving parts. Can an electric boiler supply enough hot water for say 5 rads and infinite tap hot water on demand? (per flat) Any advice appreciated!

Hey all Planning is always a joke. I sent a landscape design in with my planning app 4 years ago. A few days ago they complained it needed more detail!! - 4 YEARS TO THINK ABOUT IT! Now; don't get me going about the gates. Planning condition "timber gates" ; that's it 2 words. I sent a photo of some similar gates we intended to have. 6 months later I'm told photo no good; need a drawing. So I send a drawing; with dimensions; type of wood; some detail etc. etc. etc. Drawing apparently no good; need a sketch!! So I send a Rolf Harris quality sketch. No good (I kid you not) "sketch too sketchy" WTF!!! That was a few years ago now!. So a few weeks ago sent new non-sketchy sketch in. The thing is I had the gates made and installed about a year ago so it's all completely and utterly pointless. Love you planning office!
