  1. Hey! More madness! Suppose I got planning permission on a property I didn't own. Then I bought the property; is the planning still valid? i.e. is it attached to the owner or the property??? (i.e. as owner don't want to resubmit application) Cheers

  5. Hey all! Confusion question! Suppose I get planning for a development with a large parking space - but my planning allows for 1 vehicle. How easy would it be to sub divide the parking spot into 2 ; keep one to comply with planning and sell the other? What issues could there be? Is this then a planning issue? (I assume not; because I still have parking for 1 vehicle). To make it extra messy ; I am the freeholder (hypothetically ); and sell the 'new' parking space to a leaseholder. Life's never simple is it!

  8. Hey all! I have the opportunity to purchase a 2 bed flat. By placing the kitchen in the lounge i.e. open plan can convert to 3 beds. Does this require planning consent? - I can purchase the freehold and no external work would occur. Any advice welcome Cheers
  9. It's been suggested I make a vaulted ceiling ! no good doing this in wood and it's been suggested not that easy . have to somehow get the dimpled membrane over it and linked into the wall membrane!!
  10. Hey all Got this sussed for the walls and floors on my underground hobbit dwelling. Internal channel to take water to sump. Although I intend to have a waterproof roof I still worry about water ingress via the concrete ceiling (parking above it). All examples I see of placing the membrane on ceilings are in nice curved ceiling basements! ; mine of course is square! I can't just attempt to fix "as is" because I'm worried about sagging and hence leaks if any water did get in. Any other methods to "water drain" my ceiling???
  11. @Declan52 Yeah need 3 bends. Concrete floor. I *guess* I could put the ducting in the UFH .... then it would leave the building at a VERY low point i.e. in the sunken garden! @philkenny Cool!; I looked t Bora also!

  13. I'm wondering about the hob vent. Our kitchen is below ground. So the vent would run down from the hob along and then up a good view meters before it could turn 90 degrees and vent outside. Should that be ok? i.e. the length of vent and also a fairly long run vertical ?
  14. Thanks guys. Tenants pay all the bills so needs to be done properly i.e. 2 boilers 2 meters. Electric might be the way to go.

  16. I take your point but diversity in different assets also means understanding each asset class . Jack of all trades master of none . Can't expect the baker to be a plumber :-))

  23. LOL!. The government looks very unfavourably on landlords now!. Check out the new tax regime !. Completely destroys some people! - I mean like a 40k tax bill becomes 80K for example. S24, no agent fee's to tenant, no 10% wear and tear allowance, tighter regulation i.e. cost to landlord and tenant, as you say EPC min (which will cause some severe problems), new min room sizes etc. etc. etc. The list goes on!. Some will say it's good. But why can't a tenant choose a smaller and usually cheaper room? for example. Government's objective is to get rid of small landlords; which limits rental stock which pushes rent up! - DOH!
  24. @ProDave I think you are right. No point keeping any traditional radiators. Electric wall panels and perhaps an electric shower (no bath????); then DHW is just a kitchen and bathroom tap. Simpler and cheaper. Not sure of tenants views on no bath though...... (could an electric boiler supply that on demand? ; assuming no other hot taps in use.
