  1. As I argue with the council over an epc on another property I decided to check mine on my build . It’s a laugh isn’t it . With zero extra work inbetween …. initially a D ( wanted low for the MCs ASHP grant ) . Then a B for bco sign off Now an A ! - after correcting errors - waiting for exact score . Near passive standard without the passive costs !

  8. Absolutely. I checked and as I need a letter from my epc assessor confirming 0.14 U on combined roofs ( not the uninsulated one ) ; he’ll charge me for that and I’ll bill the council . The chance of this going to tribunal is almost zero - but like most council BS ; they play poker holding a pair of two’s .
  9. Having fun here So council go down document L route ; though it can’t be applied retrospectively. They then do health and safety risk … We’ve moved from the loft room - evidence from epc assessor that the combined U is 0.14 I.e less than there wanted minimum of 0.16. So that’s good news . Focus has now shifted to the kitchen pitched roof which is deemed uninsulated . This is an easier problem . Worst case it could be insulated internally as there is ceiling height . Again they quote document L - which they can’t enforce . Then they try health and safety as roof not 0.16 or better . Their case officer viewed the house 3 months ago and did pick on other issues in the kitchen ( incorrectly ! ) , so he was observant . But missed category 1 and 2 h &s issues ??? Either incompetent or there aren’t any issues . The council have clearly overstepped their authority. They have zero evidence. Told them let’s go to tribunal.

  16. I couldn’t get my appointed menial removed from the case but his (it’s) supervisor now checks everything . Just waiting on epc’s assessors report which of course I have to pay for . I do see a few future tricks here .

Because they can’t enforce part L they’ve stepped back a bit and are referencing https://www.cieh.org/media/3762/cieh-excess-cold-enforcement-guidance.pdf I’ve got a card to play as my epc assessor will put in writing that the entire loft room meets an averaged U rating of 0.14 I.e exceeding their ‘want’ of 0.16

  21. I was going to do it last year ; decided I’d do it later - then summer ended …. Difficult to isolate leak when it rains I.e impossible

  23. Well ! 6 hours later I can’t tell if it’s leaking !!! There was still some dampness before I did the test . Took photos then . Compared to now can’t see any difference. Though different lighting at different times of day isn’t helpful . So we wait for ‘proper’ rain now …
