  6. I changed my mind and bought the ‘standard’ spring type affair . I could get an L bracket of some sort to mount it flush with gate . But if I mount it skewed on the wall will it still work ? In my mind the physics are the same . But rather than drill and find out thought I’d ask first . I could mount the spring lower so the spring is more inline . Does it matter if it’s at the top , middle or bottom ? . 🤔
  7. A roofer has confirmed the crack is structural. But the assumption is apart from the roof leak some movement may have occurred . Talking to some neighbors all appear to experience something similar . Houses are 1890 - so typical perhaps ? £500 gets me scaffolding up ; then roofer can giggle as he quotes for the work once investigated

  9. I’ve asked the neighbour to take a look on their side . We had a similar crack there before but not so prominent. It seemed to appear after water ingress . Roof leak was ( supposedly) fixed . I left it for a year to make sure dried out 😊. Decided time to get that bit redecorated. Was done about 3 weeks ago . Here we are again though . Tenanted property but believe no anti gravity devices present .

  12. I hate leaks . All I seem to deal with. Anyway! , lots of rain today some quite heavy . A good test . I think it’s leaking less , no drips - but damp . So I would say noticeably less than before application of sodium . This gives me confidence that I need to take up a few rows of pavers, concrete it then bitumen paint it . Of course how many rows is ‘enough ‘ to take up ? . I’m going for 4
  13. Yes . But we’ve had water ingress all along the side party wall . Is it not possible a leak causes settling of materials and the stress cracks the plaster ??? ( not allowed to say things like @Mr Punter said about house falling apart ) The roof valley is right above all this .
  14. Even so - I don’t believe this crack is along the original rear of the house and an extension … A loft conversion was added about 7 yrs ago . I’ll get more photos of the house tomorrow
  15. There is what I believe was an added later extension . Where do you mean exactly ? . This is top of 1st floor staircase - so can’t see ‘below’ that ( or do you mean under the stairs ??
  16. This valley has been an issue before . Water entering at the top of the stairs where property borders neighbor . Been fixed ‘x ‘ times . Lucky if I go 18 months with no issue . Roof is only about 7 years old . I assume a plaster crack like this is due to a leak ? I can see discolouration due to water ingress - just fed up that no one seems capable of a permanent ( relatively ! ) fix ! Equally in same house the stack has continual issues . Roofs been stripped on the area ; no obvious leak . Stack has been complexly re rendered …
  17. Well it rained last night ; looks like a good down pour happened. Leak is no worse than- still damp from previous rain . So not a conclusive result but encouraging I guess .
  18. That’s actually funny as my LPA would never answer yes or no as these are definite . So they would say “ you are factually not incorrect “ . If you queried is that a “ yes “ they just repeat in robot mode .

  21. Tipped sodium silicate all along that edge . Will leave for a few hours and then repeat . Apparently rain tomorrow so a good test
