In the end I went for standard 60x60 tiles . Much cheaper than the larger format version . Also I can do it all on my own 😎

No one can predict the future, but lenders are "preparing" for certain........ What the general public don't realise is how greedy the lenders are with their "fee's" - it's close to extortion .....

I’d agree with that in the past . Previously loads of equity was deemed good as the lenders risk is reduced assuming they have to get it repossessed . Now though with ltv of sub 50% they still find reasons to not have you on their books ….. ( I’m finding this of course with certain btl not vanilla residential )

China is a funny one to watch . Usual government statement of how fab it all is - but ultimately some extreme issues going on . Really difficult to read any market sentiment at the moment . Lots of issues in the U.K. - can kicking only gets you so far . Mortgage rates have dropped a bit and will go further once boe base declines . Having said that I have never known lenders being so difficult to please for remortgages . Some of my properties are deemed “ unmortgagable “ ( even though been mortgaged for 20 yrs ) - as they find the most bizarre reason to reject you . Suggests to me they are preparing for downturn I.e repossessions increasing ….

You can always do the drops where you can then have a horizontal grid between them with drops off where you actually need them . If that makes sense -

Sure you asked before . You have light weight fitting to the ceiling above ( different fittings depending on beam / timber etc ) . Roughly every 1.2m . What ya thinking ? -

Annoyingly I actually have bought a 940nm ir ip camera . Plan was to mount it outside the wall on the pedestrian gate . Justification being I can see whom is entering before they open the gate . 940nm don’t glow - so less chance of neighbors bitching . Of course it was on my “ to do “ list …

I have more cctv than the local brothel . Problem is neighbors complained . Therefore they only overlook my property . My ‘driveway ‘ is beyond a 6ft wall - so cameras mounted on my house can’t see nowt past the wall . My own fault ; especially as I considered the risk …

Couldn't move all nearly 3 tons from exposed driveway to underground before we went away on the weekend. Came back today ; 2 pallets left out front gone. I did think of this but convinced myself a relatively small amount no one would nick, I was wrong. Saves me moving them I guess! - though we may be a few tiles short now 🙃 Morale of story - don't leave tiles out the front

@JohnBishop you can get any shape tile trim you need at a cost ! - to cover up imperfections/ (expletive deleted) ups / incompetence etc . . I know . -
