Got a letter yesterday informing me that all quarried products (block, sand, concrete, stone etc) are all increasing in price 1st March:- £20 per 1000 block £4 something a cube of concrete £1.50 per tonne of stone To name a few from memory from what was my chosen supplier, time to price around again or buy in a load of block to get started with.
  2. HI @Weegaz & @Ryan85 hope you don't mind me gate crashing your posts I am getting close to applying for my mortgage and starting the build soon. One question I have, does the solicitor have to be involved in the mortgage process? I don't particularly want to have to use mine as we had a few harsh words during the sale of my house and purchase of my site.
  3. This happened me previously in my old house and I replaced the diaphragm washer thing and worked on one toilet. On another toilet I had to swap the whole thing which was relatively easy to do however the replacement I got from screwfix was very noisy when filling.

Yes I found it quite good and insightful and concluded that unless you are doing a true self build ie PM and employing all trades individually yourself, then there is little to be concerned about with CDM. In my case, as I see it, my PD is my architect in conjunction with the SE who have devised the technical design drawings which should after revisions submitted today be approved very soon by building control. I will then employ a single contractor (PC) who will manage the build on my behalf and appoint all trades necessary to complete the build. This could of course be the first time I have been wrong ?

Just to keep this updated I have now had a response from the SE stating that the reason for the 215mm inner leaf is required to make the perimeter walls comply with wind loading design regulations for a combination of reasons namely; · Large open plan internal spaces · Higher than normal ceiling heights (2.8m compared to 2.4m normal) · Large window openings and corner windows @Daedalus you were correct.

  7. The span external - external 6.38, it should be noted no facia and soffit and therefore no overhang. It is a cut roof, feature trusses specified above kitchen/dining where we have a vaulted ceiling. Openings aren't full height they will run approx level with internal doors. Some areas may change to standard truss as we will not have access to those roof spaces, bedrooms will remain either cut or attic trusses. Some of the builders I have spoken with are going to price both however claim that other than the difference in labour required there wont be much of a difference in price.
  8. Yes beams are running gable to gable and resting on a few internal walls, it should be noted though that the internal walls have only been specified as 100mm as you would expect.
  9. Attached drawing No slabs in this case cut roof as per drawing. I am well aware that block, mortar and labour will essentially double never mind twice the mortar to fall in cavity. I think it is overkill and can't understand what it is for, architect just said SE specified, but I'm no expert. It also creates quite a deep window reveal which isn't ideal.
  10. We are building a bungalow in the near future and have just had our architect submit to building control. Structural engineer has specified a block on its flat for internal skin of cavity wall. Would anyone be able to provide any insight into the requirement for this. I will attach a drawing for more clarity later. I have queried the requirement but no response as yet. Every builder that has looked at the plans has queried the need. Thanks in advance.
  11. Thanks gents, that was my train of thought and I suspect the inlet to the treatment plant is also 110mm.

I can't see how a self-builder is not a self builder if they have submitted a domestic planning application in their name and take out a self-build mortgage in order to construct said domestic property and need a contractor to carry out construction. Every small builder in the country wouldn't in the case you reference be appointing a contractor and assigning them as the PC, like me as a self builder.

  14. I have got an advance copy of my building control drawings as submitted to BCO for approval, no doubt there will be changes/amendments. One query I have and a builder has also queried is the sewer and rainwater drains are specified in 150mm pipework, I thought 100mm would be the normal used. It would also result in reducers to toilets etc being used and inlet to treatment plant being 150mm which I need to check. Any thoughts?
  15. Still leaves some grey areas but sheds more light on the issue with specific separation on the adoption of CDM for commercial building and that of a self-builder like most of us here. I am still confused a little and concerned enough to consult further with some personal contacts in NHBC that I have who have and do deal with H&S.

  17. RTU do a coloured plaster apparently, I haven't seen it but is on my list to check out.
  18. Was this an application issue? I have considered this as an option for myself, though I have some time yet before choosing.
  19. Ever considered a NAS box with redundant harddrives for resilience, these can operate your cctv and act as a local datastore for streaming media etc. Synology are a great brand but others are available.

I think it was probably me that mentioned the third party wireless I have used these previously and they are excellent:- Ubiquiti They come supplied with a PoE injector so no power required to access point just a Cat5/6 cable. They are fairly easy to setup with minimal config. Any questions fire them to me and I will do my best to answer.

  23. This post got full on very quick @MikeSharp01 you stepped it up a level with all that talk of QoS and port aggregation/port channels whatever you want to call them. Wish I had the cash for Cisco switches to do that on a fibre backplane, need to build the house first. @Stones stick a 4 port hub on that single cat 6 for them to share or just patch the one that is needed at the time. Other alternative is to get a tp link access point and put it on one of those devices but then your using Wi-Fi. A good option for strong reliable Wi-Fi is to use the likes of a ubiquiti AP and ditch the Wi-Fi off an isp's supplied router.
  24. Folks would welcome some advice for a new cordless drill, my very old Bosch has packed in. I am just about to start a new build in January so would imagine it will get a fair bit of use after a while. Interested in something that I will be able to use the battery in other tools or multitool. Had a brief look at dewalt and makita but the range is mind boggling. Thanks in advance.
