Are these costs realistic for a 500m2 house

I’m thinking of building a 215m^2 house. Doing 80% of the work myself I think just the material costs alone will be £1500/m2 aiming for £2000/m2. I think most quotes round here, central Scotland, for a turn key solution are around the £3k to £3.5k per m2 also worth considering house prices will prob fall over the next few years due to high interest rates -

Nordan must have a queue of people willing to pay them prices to consider putting them up. All commodities and energy prices are on their way down yet some suppliers are still increasing prices on top of an already inflated price. Hopefully competition will return to the window market, I’m just about to start getting quotes. Not looking forward to seeing them. Hopefully someone might surprise me

5.10 including the vat is not too bad. I don’t know of Jewson made a mistake, the next best price was £6.00’

We originally planned to build our house 3 years ago. Covid happened plus we had another kid so we put the house on the back burner. We got planning about 5 years ago, I delayed because I’m indecisive and now the build cost has gone from 350k to 600k for a turn key solution. 350k was already tight so I’m a bit confused as when I look around our area people are still pressing ahead with their builds. My only options now appear to be build it myself, doing say 50% of the work or buy a house in the village. Would love to know what the future brings for self build in the uk and how people are going to fund their projects. I reckon with the interest rate rise the monthly payment would be treble what I would have paid in 2019. This doesn’t seem sustainable. The only way forward I can see would be too build smaller houses with very simple detailing, in hindsight this is what I should have done. Anyone else finding the price rises overwhelming and unaffordable. What is your plan?

Just paid £3.80 per metre plus vat for a pack of 10x2 c24 also had a quote for 9x2 c24 at £3.00 per metre. both from jewsons had to buy a pack of 50 odd 4.8m lengths 11mm osb was 15.99 plus vat for ten sheets, would be 13.99 plus vat if I bought a pack. They seemed desperate for the order.

Current plan was to do as you say. I can get work down to about 2 days/per week that leaves me 3 days a week plus the odd weekend. Plan was to do pretty much do everything myself apart from the roof to shell stage. I would have a labour budget of £50,000 for the shell to dip into to help when I get stuck or overwhelmed. Plus I have my dad to help with the digger work and 1 full time employee who is keen to help and learn on the job. Both my dad and I are farmers, I also studied and worked as an engineer. My dad used to install septic tanks and drainage as a side job. I have a telehandler, storage sheds, flat site, diggers, every hand and power tool needed to build. I have a lot of advantages, it’s just the material costs and project complexity (it’s a passive house) that are putting me off, that and my two kids who are 3 and 1, lots of work. to anyone thinking of building now I would say it’s worth keeping your design simple and as big as you need and no more. Might also be worth designing around materials that you know are not too inflated in price. Passiv house elements like wood fibre insulation, mvhr ducting etc are still very expensive. -

Build/plot and or house prices are much higher now compared to our wages today. Therefore we are already at a rough equivalent of 12% interest rates of the 1980s -

If you sold your house for mega bucks at the peak I guess the increased build cost is somewhat hedged but what happens when the house you are selling drops in value by 20 or 30% that’s going to take another chunk of self builders out of the game. -

I’m lucky enough to have a plot attached to my farming business. So far I’ve spent about 20k on planning and building warrant. Building warrant should be finished end of this month. Even with the free plot the build cost from a main contractor will be more than the equivalent house in my area. I also cannot afford a 100% increase in build cost. Been saving and building my business up for 20 years (I’m now 37) to be able to afford to build, def feel like the world wide governments with all the coordinated money printing/stimulus and subsequent inflation from the supply shock have thrown anyone with substantial savings set aside for a project, under the bus. The flip side is house prices should come down so I guess that could be my get out jail free card. -
Hi, we have a self build project that we shelved at the start of the pandemic due to increased costs and material availability. The war in Ukraine made things worse with the energy cost increases running through all materials. We are 50/50 on wether to build or buy now. Property is fairly expensive and hard to find round here. However higher interest rates are definitely depressing prices and I expect that to continue as long as the base rate is above 2 or 3 % Just wondering what people thoughts are on higher interest rates and how they will effect material prices. Our build materials are significantly higher than in 2020 which is one extra cost to absorb, however something that I don’t see getting talked about much in the media is the effect of higher interest rates on self build affordability. I reckon if you have a 25% deposit in comparison to 2020 the monthly mortgage cost now in 2023 would be treble the 2020 price. This would imply wages have to rise at least 50% now or material prices need to halve.

I have been searching for decent prices on 9x2 and about a month ago I found the same website you found and was poundering the same question ( I can't collect from London). I came to the conclusion you might be able to get a similar price if you contact your local merchant and ask for a full pack. Prices are coming down but it seems there is still a lot of expensive stock still sitting in yards and they are also now used to charging a fortune for anything less that a full pack. Seeing quite a lot of reports of building sites shutting down as they can't sell houses at the moment so there is a lot of potential for downward pressure on price. A house that size will have a large carbon footprint to build and run no matter how you build it. Something to remember is not just the cost in pounds but the cost in damage to our atmosphere.

I've been roughly tracking prices for 2 or 3 years now. Was going to build last year but decided to wait or buy a house. Looks like both options will be cheaper in the next 6 months. 6x2 c24 timber as an example was almost £4 per meter at the peak, now seeing prices of £2.40. I have an invoice from 2016 @ £2.00 per meter 18mm OSB was £45 with vat at peak now can be had for £23 Insulation is still as high as it has ever been. Interesting to see what will happen to wood cladding as it is also still high but could fall like the framing lumber. Metal is down a lot but I don't have any hard prices to compare. My gut feeling is prices will fall or stabilise unless Covid or more Wars put another problem in the system. Rising interest rates should dampen demand but again this is contingent on governments not choosing to stimulate the economy again. -

Good point regarding double runs of smaller pipe for larger flow areas. The bigger 90mm pipe is more expensive but I guess you need less of it if you don't need to double up.
