  1. Any decent builder should be able to advise the best way to do this, difficult from plans as we need elevations as well.
  2. Just to expand on my post above I put in four applications, no 1 being exactiy what we wanted and no 4 what the planners wanted, which passed. However the ground floor was exactly the same for all four applications. We then started building then went to appeal for application no 1 (a clever planning consultant told me this was possible). We then went to appeal and won before we got to first floor level but this was worth the gamble as we had to build something!!,!. In the appeal notes the inspector slated the planners for not abiding by their own policies. (Never heard from the again). edit, my appeal took 4 months (but at least we were on site building 👍) yes it was emotional but at least we were doing something (I hate planners and have fought them and won before).

  4. I have been exactly where you are and went to appeal and won. Sounds like the line manager has a bee in his bonnet. I found going to appeal easier than dealing with planners but can take time. I think you have a very strong case.
  5. Blum hinges are one of the best out there….. ah, do these hinges open 90’ or 165’ as the 165 hinges are a lot less solid!!!
  6. That did go through my mind, get him to router a hollow on the back to reduce weight (and leave the edges as they are) best talk to him about options.
  7. MDF is heavy and at nearly 800mm pushing the limit of the hinges IMO. “kitchen” type hinges can sag unlike traditional hinges. Not sure what the spec (weight limit) of the hinges are. I put a mirror on a bathroom cabinet I made and the hinges could not cope with the weight.
  8. When my neighbour has an oil fuel delivery the area stinks of fuel oil 🤮 and it short cycles all the time….
  9. I installed my own heat pump and the noise issue was never discussed/mentioned, mind I had no close neighbours. It was simply a “box” on the plans saying ASHP. I never found mine noisy in fact now I have moved I have a neighbour (not that close) and his oil fired external boiler is far louder than my ASHP was. (A shame as it’s spectacularly quiet here). Installing a heat pump into a passive esk build was the best option IMO and future plans were PV to reduce lekky usage even more.

  12. I put a full loo in my garage/workshop on my build because the pipework was going past it anyway, if it were not I might not have (as downstairs cloakroom in the house was just inside the front door with tiled floor)
  13. Completed. Just to say I built in brick and clock for longevity and I like solid/heavy (some call thermal mass!!) buildings. When you think the Romans used concrete and some of it is still standing.
  14. I did exactly this, long spirit level with block taped to one end to create the fall, no high tech to go wrong .
  15. The answer is YES. and a temp connection using two 90’bends (or better still four 45’ bends ) will get you back to the tank, it’s only temporary.

  21. frankly I don’t believe youre builder is giving you value for money, you are paying for a “fit fir purpose” job and it’s not, it sounds Iike he appears reasonable but you should not have to put up with a second rate job. You say YOU are willing to lift the “wrong colour blocks“ , IMO that’s his job. I think you have to be honest with him and say “would you accept this?” Which I am sure he would not. Firstly he needs to find the correct batch then relay it all mixing up all pallets so no shades of colour difference stand out. If you are not firm now I believe you will only regret it in the future 🤷‍♂️. Just sayin.

  23. Yes washing the shingle is the right thing to do, if you replaced it with bigger, round stone it will drain faster. I don’t see the point In the membrane.
