I can’t remember who I bought my bricks from (13,000) but approached a lot of suppliers and when we (she) decided on the brick we wanted my builder was surprised how cheap they were saying “I could not get them that cheap” so get on the internet, perhaps I was just lucky and they had a lot in stock.
  3. Venetian plaster is a real art and looks fab, I considered it for my new build bathrooms having seen it in the flesh but I’ll health and timing precluded it. If any one is interested i know an Italian trained Venitian trained plasterer (and standard stuff) in the Bristol area who I have used a lot and is very good. I can PM a telephone number if anyone is interested. (He was my go to plasterer for quite a few years after I discovered him. Venitian plaster is not cheap tho as multiple layers are required and special additives which need importing. The Italian school he trained at will only select plasteres they want to train, you can’t apply (shame he didn’t like Italian food 🤣).
  4. Well my build was just 1 mile from the Cornish border in Devon (Torridge District Council) and I was told then it was a shame I was NOT in Cornwall as they were far better than Devon. Torridge Planners were slated by the appeal board for not abiding by their own policies and they could not overrule the Ecology report on bat protection as they were not qualified enough 🙄 (and it took four attempts to get planning). It appears these problems and delays are the new normal unfortunately.
  5. I too don’t believe a legionella cycle is required in a domestic situation (I certainly didn’t have one on my build) if I did I would have a temp controller mixer before any outlets.
  6. I would be suprised if you can put any timber outside the cement board (only because of regs I had to adhere too with a roof dormer on a terraced house which required fire proof cladding as the final finish.)
  7. It’s still available in places like EBay but their new “eco water based” stuff is crap in my opinion.
  8. I am a big fan of Hammerite direct to rust paint, several coats will be bomb proof (but not the “modern” water based ones that I found to be thin and watery!!!.)

  10. This from your original post……therefore your original planner was not against your build, just the line manager that objected. So I still think you have a fighting chance.
  11. Mine did, (but I had no trees) he just knew the area and said “this deep and this wide” if you don’t ask you won’t know. On a previous renovation we came across a soft section of trench and the local BC officer just asked for a couple of rebar lengths over the area.
  12. It’s often said here (by me and others) that kitchens, lighting etc can be bought cheap and replaced at a later date rather than compromise on insulation etc that’s permanent and good as they are near the end of the build.
  13. It may be that your BC officer will advise what you need to do (saving you the cost of an SE).

  17. Yes that is worrying but he should be able to find out, I am. It sure myself, I know little about green belt rules. I think it’s down to your planning consultant to either prove the council wrong or find a loophole to allow you to do this. It will not stop you applying and going to appeal if they do refuse.
