Back in the garage the last two days. Mocked up the tv so that’s sorted. Now starting to board out in prep for plastering. Not sure how much cracking will occur as the oak frame dries out, it’s been in approx 16 months now

Have just tried that, Got some air out of the towel rail and some air out of the inline filter housing next to the boiler. Still seems to be making the noise. Wondering if it’s just how it sounds and I didn’t pay attention to it before! I don’t think there is an auto vent on the system

That’s a really good point. i think that run probably serves upstairs cylinder and rads off of a T piece. I have had upstairs circuit on to try and push any air into that rads but the noise does not really change

Evening all, Wonder if you can help, we have had ongoing heating issues since completing our build. Bosch agreed to replace the boiler 2 weeks ago which seems to have sorted previous problems. Only issue now is when any heating zone comes on we get a noise of fast flowing water. Is this normal? I can’t remember the noise when the heating was working ok back in November. Ive checked the boiler, downstairs UFH manifold, all rads and tank etc but the noise seems to be coming from pipework overhead in the lounge. Pipe routing from boiler is over lounge then down to UFH manifold in hall so could just be normal but just seems loud to me.

Afternoon guys, Could I please ask the most cost effective way of boarding out a loft area in a detached oak frame garage? Was thinking ply sheets of some sort but not sure on thickness and if they would be ok in that environment? Many thanks for any pointers!

Being told by others it’s not the first time the heat exchangers have caused issues on these but Bosch will not offer recall. Annoyingly it’s started playing up again in the cold weather Makes a droaning sound for minute or so after it has fired up. Kitchen not making stat set point and boiler not always firing when heat demand shows on stats Going to ask engineer on Tuesday about rejecting the boiler as it’s like triggers broom already and it’s just over 6 months old!

Incase anyone else gets the same symptoms on a greenstar 4000 After back and forth with plumber vs Bosch 2nd Bosch visit heat exchanger was replaced and this looks to have sorted the issue!

First video is the whistling noise which is quite loud downstairs! From the vid the noise goes when I turn the upstairs heating stat up, then comes back when I turn it down. The hot water is on timed so think cylinder was also heating at this time

Evening all, Hope everyone had a good Christmas and new year! Unfortunately since the previous cold spell we have had heating issues in our new build. Its been fine from August to start of December (albeit slight whistling type noise from the cylinder at times) We have a Worcester system boiler with Gledhill stainless es cylinder (unvented). Issue started in December when a bath was run, no issues but then run out of hot water when bath was topped up (never ran out of hot water before) Assumed the wife had just emptied the cylinder and no issues. From that point on hot water is hit and miss (Occasionally using Emerson) Central heating seems lethargic, downstairs is UFH, the stats hit there set points but takes longer than before and floor is only warm in random areas (was not like this before) Upstairs rads barely get warm at all. Cylinder area seems to have gotten noisier also. With this in mind I thought it was an air issue or problem with the 2 port valves. Had the builder back out, everything bled and checked valves and was told no issues. He mentioned the boiler pump would run for a few mins then stop, then cut back in again so said I needed to get Bosch engineer out as boiler fault. Engineer came out just before Christmas which was great and thought it maybe a software or pump fault so replaced both items. This unfortunately made no difference. The Bosch engineer is saying the boiler return is only ever warm at best which points towards a blockage in the circuit. Is this common on a new build? Awaiting a reply from the builder now as Engineer saying a hot flush needs to be done. I will try and upload two videos of the cylinder area noise. Could you let me know if this is normal as I’m sure it’s not! Many thanks for any input, sorry for the essay! Just don’t want to get fobbed off by the builder/plumber next visit!

When we did ours I just trawled through new builds on Rightmove for a floor plan that suited us. Was thinking most new builds are efficient when trying to maximise space etc. Found one we liked and took it to the local architect. They upscaled it to our maximum allowable floor space, then did a few nice tweaks like relocated downstairs wc and revised upstairs bathroom dimensions to give 4 double bedrooms etc

That’s the concern but guess you need to do plenty of research before you chose someone

We went brick and block, no issues downstairs but as you mentioned, upstairs is stud wall etc so still get that hollow sound even with plenty of insulation. Neighbour used Potton and has had no issues but I’m always sceptical about a wood frame in this climate. Asked our architect about wood frame and was told they just save time and go up quick vs full brick and block

Thanks @NickK Yes done really bar last 3 snags which are: oak threshold from hall to lounge (stone to oak)/ threshold between back door and utility. Couple of the astragal bars have sprung on the windows as cut too long from factory Flashing on sun tunnel has pulled from roof in one corner. Im around 30k over budget all in but had 20k slush fund so 10k over really. Hoped to have money left over for landscaping but that’s out of the question unfortunately.

Ok thank you, didn’t know if I needed the breather membrane directly on the cladding to stop any rain/ wind getting blown through etc? Looking to get it plastered then painted after.

Afternoon all, Wonder if anyone can advise please. Touched on this subject before but now started to order materials. Our Oak frame timber clad garage has no membrane at present. I would like to insulate and board it to retain some heat in the winter if needed via oil filled rads. Plan is a breather membrane essentially cut into the channels hard up against the cladding where green markings show below. Thinking is most of the moisture can then still run out of the bottom if required. There will then be an approx 40mm air gap (thickness of the timber uprights) then 50mm celotex insulation with plasterboard already attached. I know cutting the membrane to fit will be a pain (wish they had added before cladding) but is this the best way vs having it hard up against the celotex backing? Thanks for any pointers

Arch infill finally completed, really struggled to get these sorted Last quote was £3700 plus VAT which I thought was crazy. in the end a local company that specialises in traditional brickwork did it and for a fraction on the cost! Chestnut fencing complete along with a pair of 6ft gates.
