Ok thats a good point about the stone i was told it didnt work out that much dearer than the render with stone features as it was just one trade i had to organise but it seems not so mabye ill need to just go back to white tender for the budget abut try and please the planners in other ways

Thanks ive seen this before do u reckon i could clad it in sandstone instead of wood that was the main think putting me off it

really i thought this was a very basic cheap design?? yes ive been driving around today theres quite a variety of designsone thing i noticed though most new builds seem to have rooms in the roof and dormer windows, mostly just done in white render cladding

Ok do you think it could improve it if i just had one arch as a feature and normal window on the other side? Anything else you can think to improve the existing design before i consider scrapping it?

It seems to be that people either love or hate these arches im still on the fenceš¤ but yes the roof etc would make this design to costly for myself

These designs with all the glass etc are very expensive to build are they now? Cost is a big factor as well as design ill attach a pic i saw on the rob roy website of one with an arch it doesnt look that bad does it?

Thanks yes ive had a good look through these scotframe ones, i liked the origional design we put in but they didnt want 2 storey and said it looked too suburban so thats why we were adapting it, im not sure of the new look though whats your own personal thoughts on it, do u like the arches and dormsr windows? Thanks

Sorry i shouldve replied in more detail i was on a tractor so was trying to reply quickly to everyone, i have looked but the only rural houses that have been passed around here recently are steading developments and it seems theyve been getting away with murder basically like town houses in the country which was why we thought origional design wouldnt be such an issue and cheap to build, as i mentioned in another post there one of the main reasons for refusal was the site was too far out of the steading so we have done a preapplication for a new site which theyve said fits better with existing building group, they want the slate roof, timber windows and door etc though and dont want 2 storey which is why we thought of tweaking the origional design, thanks for all your feedback you have been most helpful

I shouldve mentioned one of the main reasons for objection was the site was too far out from the steading, i have done a preapplication for a new site which they say fits better into the existing building group but they said the 2 storey design and pvc windows, concrete roof tiles etc were an issue thats why we thought mabye try and alter the design and see how it looks before doing anything radical, thanks for your comments you clearly have a good knowledge of this subject just thought id mention about the site

The external finishes should reflect buildings in the vicinity and follow design guidelines in the PKC placemaking guide. E.g. is buff stone as proposed characteristic of the buildings in the area?Traditional materials such as slate roof and timber windows and doors would be appropriate heres what they said , we origionally thought barn style could please them but designer has adapted origional drawing to see what i thought as he has a lot of the detailed internal drawings etc already done for it

its already double fronted isit not? is there ways to make this design look like a traditional style farmhouse?

im still trying to make my mind up on it so other opinions are helpful, i think the reason for the arches is some of the traditional farm buildings round here have them do they look silly?

if sticking with this design would i be more cost effective to remove the upstairs windows and put velux windows in the roof? so thats an extra 6k for the arches but like you say the design is pretty plain without some sort of feature, overall does it look like the sort of design i could build within my 270k budget? its 180m2 all in

ok i take tour points why are the arches terrible? also bearing in mind i have a tight budget does the building look cost effective to build?

yes i mean everything, i had a quote for around 10k for electric and 5k for water this was 2 years ago, how did you get electric cost down from 26500 to 1016?? i would plan to organise the build myself as i work on farm so can be around for checking things, unloading supplies etc i would in theory arrange a grounds work company to do the founds etc, a timber frame company to supply and erect frame, a joiner, electrician etc etc does this seem a good way of doing it? thanks

I have had a reponse from my designer hes alteted the origional design to try and get planners approval what does everyone think? Ill attach the image its all cladded in sandstone and natural slate roof, lowered in height from 2 storey etc
