  1. Thanks for the reply so this design is fairly cheap to do if i dont open any of the downstsirs rooms up? Could you give me a rough cost for a house like this, average/basic spec

  4. how are things now looking for building a timber frame house in 2022? are costs on the way down or will it be better waiting to 2023?
  5. im hoping to get planning next year after 2 failed attempts, im thinking ahead now about mortgages i plan to apply jointly with my wife whos on a 20k a year salary, im self employed though im wondering how this will affect things? also the accounting year for 2021-22 ends in july if i were to apply next autumn say would it be the 2021-22 accounts and 2 years previous or the 2020-21 accounts and 2 years previous? the reason i ask is that the accountant needs time to prepare the accounts, thanks!

  8. the scottish water (clean water connection?) and sepa applications (presumably registration for a treatment tank) can be done yourself with little work,, is there not an actual fee to be paid for these though?

  12. yes im going to reapply with a business justification, a lot of houses nearby are 2 storey so id hope they will allow it if not i might consider velux?
  13. are you saying all that timber shell in the pic was only 13k? i hadnt considered velux but tbh it makes sense and could be the cheapest option?
  14. would a 2 storey not be about as cheap as i wouldnt need dormer windows? im central scotland, yes i could potentially leave some of upstairs unfinished would this save much money though?
  15. interesting concept the ploorplan isnt really all that bad, some render, a normal roof and a few more pvc windowns and it could actually look quite nice? would prob only add about 20k to the total?
  16. im curious, have you gone for the cheapest possible design and finish? and if not how much do you think you could get the cost down to? im looking at building 2 storey square shape as cheap as possible

  19. I just wondered if the full time "status" made any difference, yes i could mabye do it with 100k mortgage but would prefer a contingency, id hoped with the plot being owned and 110k cash this would help, are we likely to be turned down completely or just offered a lower amount?

Can anyone help me, my wife is trying to decide whether to go back to work 3 days a week or fulltime, childcare would then be needed at £50/day, does a lender distinguish between a part time and full time job or just go on the joint salary multiple? Im self employed and only made 14k last year, my wife earns 20k full time, we are looking to build a house with estimated build cost of 230k and deposit of 110k, plot owned outright so needing to borrow 120k

  22. would a wet or electric system work best with the ASHP? not needing to have radiators will bring the costs down a bit?

  24. Im in the process of planning a self build 170m2 house in the countryside, no gas available so thinking ill need to go for an ASHP, could anyone advise me of what type of ASHP to go for and a rough cost? Also should i be looking at underfloor heating to increase effficiency? Thanks
