Hi folks, we are about to start insulating our cold roof (140mm pir into 195mm rafters with 62.5mm laminated plasterboard underneath). The rafters are 3.4m long and at 600mm centres. The joiner has added 3x2 dwangs in 2 rows across to support the edge of the laminates. This means the 140mm insulation steps down to 50mm thick timber in 2 rows across each side of the roof. I’ve raised this with him as I’m worried about thermal bridging he says it’s standard practice and has done it this way for years and the 62.5mm laminate underneath will negate and potential bridging issues. Our joiner has done an incredible job so far and we are very happy so not wanting to rock the boat too much but just wanted to check others thoughts on this? many thanks

Hi all just revisiting this as we are about to put insulation in, trying to decide what to do - worried that putting any product on degrades the glue in the ply?! Not sure what to do!

Reading this topic with interest as we are having a similar issue with exterior ply boards which were fitted to our roof a few months ago. we have no windows nor doors yet and there has been a fair bit of moisture in, the south facing roof pitch is unaffected and it isn’t all boards. I don’t have the option to remove as the roof is on so I’ll need to clean then treat I think. any suggested products would be appreciated. many thanks.

Hi folks or budget is flying out the window and need to get windows ordered asap. We have written off Aluclad for the standard windows and will probably go UPVC. Our glazed gable (2 triangular fixed panes) and 4 section 3.6m bifold have to achieve overall (not just pane value) value of 1.1 w/m2k which is fairly low. Would appreciate if anyone can recommend any manufacturers who are UK based and competitive on price.

Was following this with interest, I just managed to get a reasonable price from Ultimate Insulation in Stirling on a sizeable order of vana, expanding foam tape and membranes etc. Might be worth a try, I was too disorganised to get from Germany and these were there overnight so can’t fault them!

It’s a factory formed box profile gutter for standing seam. It’s possible they could be used, what’s the risk factor for rain water getting kicked up it? It’s a very exposed aspect!?

Hi folks, looking for some soffit based inspiration. I’m having larch cladding (horizontal) on the exterior and was just going to do a upvc soffit but now thinking larch would be better for the soffit as well. I’m also thinking that a long linear vent would look better than hole vents in the soffit but looking for suggestions. Any photos or input appreciated. many thanks.

There’s a lot of rumours flying about but there’s some truth in them. With some major commercial projects facing vast fines for failing to deliver on time the £1100 a day one joiner here was quoting per day for finishing work in central London may not be as far off the mark as you think!

Hi folks, so we have had a bit of a disaster where by the timber kit erector that was building our extension has disappeared he was a one man band recommended by our builder and does work for a lot of major house builders. It would seem that a national house builder has made them a better offer! They appear to have done a good job and all the walls are up. However we need the rafters cut and the roof sheeted with 18mm ply! It’s very frustrating as there is currently a good run of weather and also every tradesman in the country is up to his eyes in work load! Our roofer is chasing to fit the standing seam so all in all a total disaster! If anyone can recommend a joiner in the Stirling/ central belt area worth trying please let me know! Many thanks.

Hi folks, we are about to start getting our kit put up and the frame is specd as 145x45 c16. My merchant has offered two options one a 6x2 cls treated finished at 140x38mm the other described as reg and treated carcassing 47x150 finished 45x145. I was just about to order the 140x38 but for some reason doubted it - both my joiner and architect are on holiday and need to order the timber so not sure what to do! The rafters are stated as 170x45 and 195x45 so no idea what sizes that will equate to either!! this is a Scottish build by the way.

I noticed that on my plans the roof detail says that OSB cannot be used it has to be ply has anyone else come across this when standing seam has been spec'd?

Thanks very much for the responses. The plans state a lintel bridging any opening however I’m struggling to get a 140x220 lintel in any length - not sure if anything else could be made to work.

Hi folks, some advice please! I am going to have to take the properties new main water supply (32mm) through our extensions foundations - 3 course of 140mm dense block on strip and up through the slab. On the plans it says no pipe through founds unless a lintel is used. What one should be used with the 140x100x440 block and how far should it bridge? Does anyone have and pics or spec on this it’s in Scotland if it makes a difference! Any input appreciated!

Sorry meant to say that no its not different one. I understand the mastic also shouldn't be used as it allows the water to track potentially causing a leak! -

Thanks folks. I think (correct me if I'm wrong) that I don't need to reduce the slate head height due to the nature of how the hall hook works and also that almost all the slates I need to fix don't have nails. I see hooks being used in quite a few properties and the benefits are obvious however I've not seen any I can think of in our more exposed parts of scotland, has anyone else? It is very shoddy I don't know if its a local thing but a new build up the road from us has already what appear to be 3 full dropped slates with no sign of nails so I assume they were mastic'd in place!! -

Hi folks just a bit of an update to this, it appears that the rights we have on our title seem to cover what is required (for now) so fortunately that will make things a bit cheaper / easier. The conveyancing solicitor is quite adamant they never missed anything so maybe a lesson learned that if I (you?) were to be buying land its worth getting a services survey and check for servitudes carried out, ironically as the pipes were in our case private and don't always show on services maps I'm fairly certain they wouldn't show up in a survey anyway unless it was a physical one!!?? Thanks for all the input thus far!

Hi folks, we fully replaced our roof (well a roofing company did). We are in scotland so have Sarking boards and its got Roofshield membrane over that. I've got about 7 dropped slates just now. The majority of these slates are from when the roofers removed the irons and inserted a slate joined to the roof with mastic / silicone. Several failed days after the finish but were "fixed" it always seemed a very shoddy method anyway..... I have no faith in this company coming back to make good and I want to sort them myself as I feel I properly can make a longer better repair without damaging other things!! Anyway has anyone used the spring like hall clips / hooks - https://www.geniusroofsolutions.com/products/hallhook/ I though they looked great but the reviews are a generally good but some mixed. Are there any alternatives is there a better adhesive? I don't want to use copper or lead straps as in my opinion they look awful!! Any input appreciated, thanks!

Thanks everyone so far! I’ve got hold of the title deeds and surprisingly it details servitude rights in favour of us regarding service media, access and repair / replacement of said service media. The wording is in plain law so I’ll be getting our solicitor to translate at the first opportunity as there are also servitude rights regarding services for the estate.

Yes, but it was stated on home report as SW are the supplier, which technically they are however it’s nice SWs pipe!
