It does show on the SWater services map as a private main - they showed me on site on a laptop, but I’ll need to get a copy.

I like your general thinking, and after a lot of reading I think you’re right - there should definitely have been an agreement and their conveyancer should have picked up on that when I bought the land. The impression I was given was the my solicitor should have picked this up, do any parties normally check services maps during conveyancing?

The pipe is owned by an estate, they have a land agent company to manage things. This is a good point and the impression they gave me was that it was my issue and I would be responsible / liable, they also mentioned servitude / other agreements that other properties may have on the pipe, I assume that is regarding supply? You are right in that it appears they may be trying to make me pay for their original mistake and if I was to do that it would be to my detriment.

Haha whilst I suppose that is an option all parties are on good terms so would rather do it the right way, issue is the right way looks like it’s going to cost me £2k in fees getting an agreement drawn up!

That’s what I was initially of the understanding. However the pipe owners, agent wants an agreement put in place regarding servitude rights relevant to all parties utilising the pipe.

Hi folks we have a private water pipe passing next to our house (in our garden supplying us and other houses). It has to be moved / rerouted a few metres for our extension. When we bought the house we weren’t told the pipe was private and the solicitor didnt picked up on it - should they have? We now need to move the pipe and I’m getting conflicting information as to what we can do. SWater aren’t interested as they don’t own it. I’m seeking advice from the solicitor but things are slow so was just interested on some input. I see terms way-leave, easement and servitude mentioned not sure what’s relevant to me and what I should be expecting! many thanks!!

Thanks for the input so far, that was a worry that it would be to sensitive in the cupboard! i think I’m going to need to bring it out into the stairwell. I’ll double check but I assume it’s 300mm from anything and 500mm down from the apex? -

Sorry didn’t explain that very well - I’m using a linked / wired system but mentioned this as to remove anyone’s fears of the alarm not being heard in a cupboard! My concern is more putting the co alarm in the cupboard - it’s quite small 2.4m high but with a sloped ceiling and only 0.9m wide and 1.1m deep. -
Hi folks, I was planning on putting our CO detector in our boiler cupboard, it’s wired so will trigger the other smoke and heat alarms being installed does anyone know if this is acceptable?

Hi folks, I’ve been back tracking through various other peoples trials with metal roofing and pricing etc. The roof size is 125msq which is made up of a traditional pitched roof extension 9m long with a near flat roof (5 deg) lean to, along one side. The job was drawn to include Tata Catnic which I’ve not got a for price yet! Supply only Comax Klik 0.7mm inc delivery is £9k inc vat with a further £1.2k for gutters. I’ve had a quote from a specialist contractor who using Greencoat Plx is £20k inc for supply and fit plus a further £5k inc for lindab box gutters. This seems very steep to me it works out (ex gutters and ex vat) £133 per sqm. I have seen a few people self installing and a group buy situation. I’m not against self install but would rather get someone to fit. So just looking for a bit of input as to where I should be expecting price wise, aluminium v steel (both coated grey) also does anyone know any roofers in Scotland (Stirlingshire / Perth / Central belt) who install! Any input appreciated, thanks

Thanks where did you get the baskets from? There seems to be quite a few suppliers online and I need a fair few! -
We need to do some low level retaining under 1m but for approx 20m long, I want to use old freestanding wall from the land to fill the baskets and was going use a small section of drystone wall or vertical sleepers (approx 1m wide) to break up the length of baskets every 4m and add interest! Has anyone done anything similar and have any photos?

Thank you for the input thus far!!! Pete - that is a cracker and absolutely what I want to avoid. Although other people will be marking it out I want to have an exact idea of where I think it should be and if they don’t match I’ll want to know why! im very lucky as we are knocking through an existing window which means we can easily do as you mention with a spirit level! The wood flooring to concrete is interesting I didn’t know you could do that, what’s the situation with carpet? -
Hi folks (mods feel free to move this wasn't sure on best section), Our new extension is strip footings, 3 row of block and an insulated concrete raft. The main room will be tiled however there is a narrow wrapround part of the extension which will have a carpeted room and the rest wooden flooring. How would concrete raft normally be finished can 18 / 22mm floorboard be laid directly on top with a membrane? I'm managing this extension closely myself and I've been reading a few horror stories of builders not getting old and new floor levels to line up so I want to make sure that doesn't happen. The original house is very old so I would be surprised if both transitions into the extension from different ends of the same room line up! Any input appreciated!

Thanks very much folks for all the help. Pro Dave I have been reading through your previous stove trials & tribulations in catch up and that’s been a good insight! This one is definitely on me as we pushed for a traditional looking Aga stove which clearly isn’t as good as some alternatives purely based on its aesthetics and tying them into the old house with new! Hi folks we are fitting a 6.5kw wood burning stove in a pitched roof extension single storey. BS have come back and said the stove need to come out to 700mm btwall or fit a intumescent covering your the wall. Has anyone any input on this I’m sure I’ve seen stove less than 700mm from plasterboard!? Is it the heat output that is causing the issue? any input appreciated!

Hi folks our last query on our building warrants is they are unhappy with the fire protection on the steel frame. The designer has gone back and suggested 2x12.5mm gyproc encapsulation and they have said this isn’t allowable according to the white book. They are now talking painted intumescent layer! ive not used a steel frame before just wondered if this is fairly normal and easy to have painted ie is this something the supplier would normally do? Any comments appreciated. thanks

Thanks folks, yes we’ve decided to leave them exposed as we’ve stripped so many original parts put the cottage we felt it would be nice to leave them and also try to give a feeling of greater space. It’s been a total pain fitting Kooltherm right up to the apex! Would have been a lot easier to sheet over the collar ties!

That's a very good idea but I suspect that would be compromise the collar tie too much. Ideally it would be good if I could drill vertically and diagonally up the tie to run the cables from the side to the top.

Hi folks, our sparky is currently not around as his wife is still shielding which is holding things up a fair bit but not really a big deal as just getting my head around the lights. Upstairs I'm getting closer to knowing what i want for lighting and I'll be combining spots and pendants and do similar in the extension. Anyway, can anyone tell me - I would like to mount spotlights on the collar ties (Probably Astro Ascoli or similar https://www.oceanlighting.co.uk/spotlights-c68/ceiling-c69/astro-6142-ascoli-single-1-light-spotlight-white-p26690 open to any other alternatives or sugestions!) The spots can be then aimed as required. What my question is, can I mount the lights on the collar ties (particularly in the hall pic shown) what are the regs on being near surfaces etc? Also is there any way I can hide the wiring going to the light better, the best I can think of is using white cable rather than grey (is 1.0mm allowed?) there will be 2 cables to each light I think, I assume I can't drill the collar tie but any clever suggestions appreciated. The lights will ideally be mounted on a face rather than the top or bottom. Any input appreciated, thanks

I've tried a few of the books but to be honest found them not as good as looking through pintrest. I'm going to be in a similar situation in our extension. I'm going to fit 2 large pendant lights and combine with spotlights. I'm now toying to fit a couple of either aesthetic trusses or just collar ties to add interest to the space.
