  1. Good advise We’ve just been through this with the TP that I fitted Question after Question from our buyers Solicitors Then they wanted to know my qualifications In the end we had to pay an expert to inspect all the drainage and plant Still didn’t satisfy the buyers solicitors It seems that these rules are being enforced at point of sale It’s so difficult to prove that they comply So solicitors air on the side of caution and decide that it doesn’t comply Im guessing that your solicitor will flag this and want it resolved before you proceed The figure I quoted above will get you a TP that is independent of the rest and give you piece of mind It’s quite normal to expect the seller to sort this out prior to sale
  2. He’s taking the mik Your only difference is he will need to sort through the natural slate But if you get a good quality slate 6-8 mil variation in thickness There’s not that much grading One person could easily grade 45 m2 in an afternoon Fixing is the same Get an A grade slate I used Estillo slate last time Over 300 m2 Hardly any waste My wife spent an hour per crate grading
  3. Shared isn’t ideal Its unlikely that the tank will be compliant Unless you can get the discharge into a sewer Ballpark Suppling a 9 pop treatment plant seams to be around 10k at the moment Quite a bit less for self install But you would need a very large TP and probably most of the drains replacing Id probably look at installing two The onus is on the seller to knock money off Or sort this out themselves Id ask for 12k reduction to sort your property out We built five years ago on a garden plot Moved the neighbors tank and drains Had to instal a TP for the new build Something I had never done before We agreed to stand the cost of the neighbors septic tank But offered to upgrade them to a TP for a £1000 They declined Five years on They have had two sales fall through due to the tank not being compliant In my opinion it is But the solicitors seem to call the shots with these things You always need one eye on resale
  4. Sand lime is so soft you are better is 40 mil sharp chisel As it’s easy to dislodge large chunks
  5. Looks fine Nice job
  6. No cracks Plaster over them and after a couple of days the plaster shells off The electrician removed the two small screws and centre plate and the rest remains
  7. I’m just completing the plastering on a site The spec was to use these box covers At a cost of about 30 k for the whole site Zero patching around boxes and Electrian’s love them Will they catch on Is anyone’s guess
  8. Has anyone a link to the vat claim portal
  9. The second time round We intended using our first build’s design as a template But the Architects said it really makes no difference to the cost So we started from scratch
  10. I’m just looking at our Architects invoices We paid just short of £4000 inc vat For design Obtaining full pp Materials submission working drawings etc 415m2 £800 to SE for foundation design Steels etc If we had gone the route of TF I would have expected most of that to be in the package You need to be very careful with fees Your back can be up against the wall before you even break ground
  11. Your better with a fixed fee From memory ours each time have been under 5k
  12. A friend of ours has completed his third and last SB He’s a director of a QS company and said Spons isa waste of money Better info online for free
  13. SPONS is only a rough finger in the air guid So the one that you have will do the job
  14. My experience is that septic tanks are fine till you try and sell the property and you have to switch to a treatment plant Our neighbor is having exactly this issue
  15. External Why would you want to go down to 75 A piece of downspout
  16. Your right to be concerned It could well be condensation Weve three days of dry weather now I’d get some heat in and dry it out Then you can see what you are looking at I very small leak can look much worse These things are easy to get to the bottom of when you are at this stage Sealing the stonework between the two buildings Wouldn’t be permanent enough for me There must be another option Tray Sika pointing etc
  17. We’ve just sold our firs self build three years after completion and made a profit of 400k As it was our main residence No capital gains is applicable
  18. Yes he will cut the block to fit the smaller spaces Its normal use up the chipped or damaged blocks for the cuts Looks like he’s already used these The blocks he’s using look like leftovers from the foundations The blocks should be clean and straight off the pack
  19. This is how I did ours Folded the dpc up over the ends to cover the the The periscopes simply slip down behind and then connect to your air bricks
  20. Probably worth going round the dpc with hot water and a sponge I used a single sided render tape (Jaffa)
  21. A good example is a fitting seeped on our HP install They came out twice and drained and re packed it The third time they replaced fitting Maybe a duff thread
