Unfortunately any reputable builder will want at least a structural drawing and won’t want to do detailed costings for something you may do in the future

I’ve been using impey for nearly four years Probably around 100 bathrooms Its absolutely bombproof Straight on to moisture Plasterboard No need for cement board Or Aqua

The easiest way is to mark you lights on the floor and run a length of top hat either side Then add a 100 mil pattress in between the two top hats Board your ceiling Then transfer the lines from the floor and cut out If you must use res bar You can fix pattress in between but on to the joists If you don’t put timber in They will crack

If you look at the PV adds online None of them use cat ladders and walk all over the roof If it ain’t knackered now It will by the time there size tens have trampled all over it -
EPDM isn’t as hard wearing as GRP I definitely would put anything on top of it I can’t remember who But a lady on here had had a slate land on a EPDM roof damaging it You could drop a car on a GRP roof

I did ours at our previous build I had absolutely no experience A friend who builds boats advised me and said if the bottom of a boat doesn’t leak A bit of rain won’t bother your roof

To be Fair The days of the leaky flat roofs of the 70s and 80s are long behind us Most are bombproof

You only really need a warranty for selling Or if your mortgage supplier insists In any case Windows doors flat roofs Wouldn’t be covered by a Structual warranty These companies hardly ever pay out Even NHBC won’t cover defective work

No you don’t BC sign off will satisfy a buyers solicitors The only thing that was picked up on our sale was the cil was still showing online While your BC won’t sign off without a EV point They won’t care about bat or bird boxes Or even a lighting report in our case -
I think they are all much of a muchness We self installed Hormann roller door on our previous build Good quality No issues

We genuinely intended downsizing But it’s difficult to justify the land and associated costs on a smaller house While we have done quite well with the cost m2 It would have been impossible to do the same on a house that’s half the size -

Our children went to longridge High Our first build was in Fulwood Across from the Grasshoppers rugby ground We are now In Woodplumbton Ten minutes away -
Retired or cheap Expect to pay a high rate for a good brickie on day rate Better with a price

I run a tiling business and have to pay the tilers Keep them in work Prep all the quotes Wait up to eight weeks to get paid while paying the tilers weekly and sill charge less than what I’ve heard on here Of a tiler can lay 20 m2 on a big floor each day Then he’s doing something wrong But if he’s getting £40m2 A one man band will be happy with 400 for a day Las bank holiday I couldn’t get anyone other than a second year apprentice to work So I tiled a 130 m2 floor 1200x600 sat Sun and Monday with just the cuts around the stairs that I couldn’t finish At 63 my best days are behind me I was quite pleased with my efforts till the Apprentice said to one of the tilers that he wished he could work with me everyday As it was dead easy compared to working with them

Ask to see a couple of previous jobs There’s a massive difference in standards for tiling Lots of jobbers out there
