Appliances: brand new or brand name?
dogman replied to Crofter's topic in Kitchen & Household Appliances
I don't know if we are high end but wife thinks so . Remember guest will arrive and want you out of the way asap. They do not want a war and peace version of how to operate things as soon as they arrive. The last thing you want is a call to explain why the washing machine has not worked due to operator error and they have no clean clothes -
Appliances: brand new or brand name?
dogman replied to Crofter's topic in Kitchen & Household Appliances
the oven we ended up with in the rental has two ovens with one doubling as a grill the knob can go through 360 deg switching between modes. the same for the rings 1-6 and back to off. however oven stops at 250 deg and you have to turn it back to off first guest thought that as all the others can go all the way around so should it. £15 for new knob please. -
Thanks @JSHarris I think it was mentioned because we were having fake Eps stonecote cills under some of the windows. However these are bonded to the cement board and sit under the windows external cill and become part of the render system. What you describe is how i thought it should be done i just got worried when i was told it was down to me and Munster were less than helpful. It was very much "we will turn up and fit and foam. If we have to wait for any adjustments the window will be left and a charge made to come back and fit." MBC confirmed what you have stated but did mention that they have seen some sort of compressible silicon tape that goes between cill and slab but he couldn't remember the name. It helps seal the frame to the floor. It is not compriband but some other product in a wide tape

We run a holiday let .Remember you will get a cross section of people staying and a lot of people struggle with complex controls. Fancy electronic goods can confuse the heck out of older guests( not being ageist honest) Always go for basic controls in a decent well known brand. -
Ok asked Munster and the reply was "Munster Joinery do not get involved or recommend any DPC.". MBC reply " don't normally need it but put it under doors" As in a previous post i have sorted out how to flash the top of the frame / opening see However this does not say if i need a DPC down each Jamb and the frame and under the Cill and frame or Cill and slab. All Munster will do is fit secure and foam. Anyone help with how/ where they put DPC

Quick update for those interested Had a delay in the solar panels (importer not fitter) Fitted last week so can now finish the roof Not only that but the cupola was two weeks late. managed to get it up and fitted after the panels Hopefully will get the roof finished this week. Other delays are the windows. Munster shut for Easter and could only carry out the site visit on the 26th. Announced that the two week wait is now at least 5 weeks. Not happy.

Rodding access for foul drain runs under slab.
dogman replied to MikeSharp01's topic in Waste & Sewerage
My rodding access was at the top of the stack below the AAV. This was acceptable to the BCO -
Hopefully an easy one Munster need the DPM fitted before they fit the windows. They don't (won't) use compriband. and want it all in place before fitting. Where do i put DPM in an MBC timberframe. I assume you need it under the doors and patios, but where else. How does it work with the air tight tape. Outside will be rendered and timber clad.

looking for mature trees and stuff!
dogman replied to DH202020's topic in Landscaping, Decking & Patios
Just be careful where you put the silver birch. They grow very quick and very high. Had to take the top out of one of mine last year and need to do the same with another that shades the solar this year. It has doubled in height in 6 years -
A couple of photos by way of an update. All the slates and ridge tiles are up. 2000 odd laid. I am off to the land of no internet for a few days Yes sunny Norfolk where my parents live BT is so slow they don't even offer broadband And there is no mobile signal unless i walk down the road for half a mile.

Wickes may have 15% off everything this Friday according to hotukdeals

http://internationalslate.co.uk/spanish-slate/casaio/ came in at just under 97p each and £2.16 for slate and a half so far they very consistent in thickness and totally flat. As normal there are shouldered slates in each pack but i use these for the cut courses Only 1 broken in first crate. They are a thin slate around 6mm

Started roofing yesterday. We decided to hire a Bumper However we had a very frustrating day as it would only run for 2 minutes before it cut out. A quick trip to Selco and a larger transformer fixed the issue. Today was more productive About 600 slates loaded onto first roof and made good progress (for me)

At that price i would i have less panels for £1500 more (its a living down south thing)

Just had a look at your inverter and it is a string inverter that should allow you to fit on two different roof orientations
-
if you split the system you will need some sort of optimisation fitted that will bump up the cost. Also for others info in England (not sure about Scotland) If you have a system that receives FIT you cannot add or extend it and receive any more fit payments

In reality if MBC are doing your slab and frame, you sit back grab a cold one and watch your house go up. you then have a rush to roof, windows and any services such as MHVR you want hidden or need to go through the walls. They have asked i put all the service points through the walls before they come back so they can seal them

@Construction Channel and @TerryE i managed to get a pallet loadof board suitably supported dropped in by crane. Will still need a few extra up there though.

@Rossek9 I would always shop around and listen to others as there are some timber frame companies who get good reviews on here. I would suggest you try and have a look at a couple during construction as this gives a true idea of the quality. MBC will send you details of local builds that welcome visitors and if you were a bit closer you would be welcome to look at mine. I looked at SIPS, ICF and timberframe companies when i was planning this, and i was favouring SIPS until i saw my first MBC home as it was just so much better. A lot of my experiences were with Sips and the compromises you need to make with foundation design to avoid issues with the sole plates. Another point i liked was that with SIPS and other builds you very much need to ensure the frame is sealed as it is built. (SIPS are effectively glued together) As with any timberframe there will be some slight( i am talking 1-2mm) between panels as wood does move. The MBC twin stud system solves this by using pumped insulation that fills the whole of the wall meaning there can never be a gap between two panels. @Simplysimon yes we are slating on counter battens. This helps with ventilation between the insulating layer and the slates on a warm roof.( required I think by building regulations)

I have to say that the last 4 weeks have been amazing. This is the third self build we have built and i have found the MBC teams to be some of the hardest working and skilled carpenters i have ever seen. The attention to detail and the standard of their workmanship is second to none. I just went onto the roof to start setting out for the slates. Ran a laser square across the roofs and there was only a couple of millimetres difference.
-
No not by a long way. I now have to slate the roof and get the windows and doors in and some of the MHVR pipes upstairs. They then come back, seal the structure, insulate and batten the inside for the plasterboard. Plus a couple of ceilings upstairs that can only be done after sealing.

Just to add to the excellent info above. Do not use dome cameras with built in IR they get horrendous glare reflecting back onto lens. Even top of range cameras can suffer this. I have several stand alone IR illuminators to avoid the issue of spiders. These work well as you can ensure they point where needed
