  1. Ours took nearly 6 months, was applied for at the same time as the planning, architect was having kittens as we started the foundations before the building warrant was through, it came a few days later!
  2. No I just added a note with regards to the invoices it concerned , if I remember correctly the card machine receipt was also attached to the invoices .

I bought a few things through trade accounts of my builders and the suppliers couldn’t make the invoice out to me but I successfully claimed back the vat by pointing out which invoices these were and explaining why these were not in my name. I can’t comment on the supply and fit of your worktops .

We waited over the Xmas period for the glass either side of this door, joiner came to fit it on his own and asked me to give him a hand just till he got it secured, I did this then walked away, on my return a few minutes later I walked right into it!? his face was a picture, he couldn’t believe that in the space of a few minutes I’d forgotten it was there

It is controlled with an lk controller and the program relating to our set up brings it on after the 10 degree drop.if nothing is on it can stay off most of the day( as it did yesterday ) everything is well insulated. boiler just comes on and off itself so it will come on during the night when obviously the outside temperature has dropped and the house is cooling down. This is only for the ufh , radiators only get a couple of hours in the evening. I honestly wouldn’t like to try to heat upstairs continuously as it definitely wouldn’t cope with that.
  8. It’s in a little room off the utility room , bio Quattro tank , all pipe work insulated with foam pipe insulation, felt lagging and topped with foil faced bubble wrap
  9. I wouldn’t mind if it was a lot of heat however it isn’t presenting itself as such! Bedrooms are never above 17 degrees, if we set them any higher it would burn continuously , we haven’t had any real cold weather as yet so consumption will only get higher!

  12. Are you saying in your opinion that the boiler is not big enough ( which is something that we have suspected for some time)
  13. We don’t have set programs, it comes on and off as it needs to. The room stats are set at 19 degrees in the living areas, lower in the downstairs bedrooms and the radiators at present are only put on for a couple of hours at night . If nothing calls for heat the boiler fires up when the top of the ts drops to 60 degrees and doesn’t take too long ( maybe an hour) to heat up to temperature again. I have noticed however that there is quite a delay from when the tank hits 60 , burner starts up but by the time the flames are going well the tank can have dropped a further few degrees.
  14. Thermal store is 500l , boiler is 18kw klover inset , as for the heat loads we don’t know as this was left to the installer to work out.just looked at the EPC and it’s saying 15,900kwh for heat and 2500kwh for hot water does this help?
  15. Coming into the second winter in the house and still not happy with the heating system. Recently had to have a new motherboard fitted on the biomass as well as a new display, the casing on the motherboard had melted! The problems we are finding are; when there is no call for heat all is well and the tank gets up to its temperature no problem but when we get a call for heat to the ufh and the radiators upstairs it very quickly loses temperature and goes down to around 29 degrees both top and bottom of the thermal store, at this point the ufh is still calling for heat and if we leave it to do that it will take somewhere in the region of 5 hours burning to satisfy all the needs and get the ts back up to temperature. When we had the chap here doing the repairs on the biomass ( he wasn’t the installer but someone that they sent out as he was closer to us) we told him we weren’t exactly happy with the system and that we were thinking about installing an oil boiler in the garage to work alongside the biomass. He agreed this could be done and explained how it would be done and said he would be happy to help with the connection but we are now wondering if the thermal store is the problem and that we might be better with a megaflo. We really need to get this sorted out once and for all as we don’t know from one day to the next how it’s going to perform, some days the house is lovely and warm , everything up to temperature then the next day it seems to be struggling to supply everything needed. Any thoughts?
  16. Yes I agree with @ProDave our current house was given permission (2nd application) when the head of the local planning office came out for a site visit and he decided it would be within the existing building group, so could be worth a try on that basis.
  17. I have also this problem just now. I have started a conversation with Scottish power about hv lines over a plot we own. I explained the position with the first person I spoke to and asked if they had a way leave, after some weeks I had a phone call from a different person saying there was no wayleave ( which we already suspected as we have owned the land for 30 years without any payment). I explained the situation again and he said he would email me some information, this he did but it was nothing to do with what I had spoken to him about rather it was a request for us to sign a way leave! I have answered saying that I feel I haven’t been clear about what I am wanting ( either reroute or underground) and I have also pointed out the fact of how long we have owned the land without any payment from them. I have been as nice as possible to avoid any conflict right away but I suspect a long fight will entail.
  18. It’s up to the owners of the farmhouse then to inform the lpa that they didn’t receive a notification however this will only generate a notification being sent to them. You could also look at it this way, you don’t want a heap of horse manure next to you so another house would be preferable?
  19. Is the barn they are wishing to convert next to the farmhouse? I ask this as we have land next to a house we previously owned but now has new owners but when we applied for pp the address of the land was ‘land at *****’ ,it was just a way of identifying the land. Also are you certain that the owners of the farmhouse never got neighbour notification because when we applied for pp for our current house which is in the garden of the house we lived in at the time we received neighbour notification for our own application, so our address on the application was xxyy, the address of the plot was xxyy and we still received a neighbour notification.
  20. I always think with a new build it’s better to live in it with your magnolia or white in our case until you get a feel for it, you’ve probably already made the decisions on flooring etc so you have a starting point to work from.

Thanks, I’ve had a quick read through the government necessary wayleaves information, it looks like it could be a long process and if they decide to go down that route would the ministers award them this even although it is our land , has been for 30 years and they haven’t had a way leave for all that time and would hurt us financially because no house could be built with the high voltage wires above it, really doesn’t seem very fair. I need to pull on my big girl pants, take a deep breath and get started!

So a good few weeks after me first contacting the wayleaves department and asking if they had a wayleave for the oversailing wires I got a phone call from them this morning, they appear to not have one! Chap on the phone said oh I’ll send you out forms to sign for a way leave! Eh no! I won’t be doing that, I explained that there would be a house being built under them to which he started going on about a section 37 from the government, phone call ended with him saying he would email me some details, the details are he wants a way leave signed! Where do I go from here?
  24. What price can I expect to pay for rendering? After a lot of wasted time eventually got a guy to come out and price for the garage rendering ( powerwall) it amounts to 50m2, thinking his price is a bit over the top compared to what we paid for getting the full house done.
