Hi Guys,

Just wondering what you guys paid the your architect/technician per square foot. Talking to a few friends getting the wheels in motion there lately and the difference in prices seems to be huge.

£6000, for all services (no VAT) and £1600 (currently £2100) for BR submission

Engaged a couple of years ago, still answering the phone promptly and discussing stuff (briefly) : concept, detail, BR and liaison with contractor(s).

Would have liked more detail; when I pointed that out he (correctly in our case , maybe not in others) that - within reason - most contractors do what they want to do anyway. One or two disasters on the way promptly attended  (wall collapse and pile mis-placed ). He listens - finds it hard to give bad news when to do so would have been more appropriate.

One of the main reasons we appointed him is this

We used a retired architect who works on an hourly rate £25 per hour

when we approached a couple of local architects practices they where looking for £25/30 grand for a full design and over see type of package. ??

£6000 + vat for drawing plans submitting planning, building control and overseeing with an architect certificate at the end, he does a visit at every stage

That is a pretty good price tbh as I’m assuming that the architects certificate acts as warranty ..?? If you take off the standard £2500 for a warranty then you’re at £3500 which is pretty reasonable for what you have got.
