P trap gulley soakaway

Featured Replies

Hi we have just finished Groundworks with a seperate rainwater Soakaway (5 of them!)

They all have p trap gulleys below ground level and although building inspector has said he would pass them he commented that they aren’t roddable so would rather have a bend or solution which would be roddable.

it will be a considerable expense to have them all changed as there is 14 of them.

What would be the advice? We take the hit and change? Any alternatives or are we being overly pedantic with the risk of blockages.

benefit of the p trap is

Ultimately prevent odours but is this is a non issue with rainwater as the fouls are seperate

thanks

What are you going to rod if its going to a soakaway? Can modern drain jetters get around p traps?

Leaves, moss any other debris.

there will be leaf catcher in the down pipes but I just want to know if p trap is often used for this or is the installation incorrect

These guys should have fitted the ones with the access 'plugs' as the price difference vs gains / benefit is a few £max.

Jetting will work, but cost and inconvenience when all this should be "self-cleaning"; that means homeowner can DIY with just a £20 set of rods.

There are a bijillion of these out there in service without the removable plugs, so it's kind of a "coulda / shoulda" situation which doesn't really need any more worry or costs added. She'll be reet!

Agree just leave them although with hindsight the bottle gullies with the plugs would have been easier to rod.

I agree with just leaving them, it'll be years before any of them blocks up and the problem will be just as easy to fix then as it is now

I would leave them too, especially with 14 to change. The trap is not doing much for odour on a separate rainwater run, but it is not worth digging up for that alone. Just keep the leaf catchers clear and check the gratings after heavy leaf fall, because that is what will actually cause a blockage first.
