Hi 

As many, we are starting to run out of money towards the end of our build and would like to postpone the level threshold/ramp element until we have sold our existing house as this is going to be a big invoice! 

I've had a meeting with BC and they are happy so log as the house is complete with the exception of the access they will give us a Habitation Certificate. 

Our hope is that with a Habitation Certificate we will be able to get "normal" house insurance so we can move in, although combined with the house being timber framed it could be more difficult. 

Does anyone know of an insurer/broker who would be able to help.

Ours in insured via Adrian Flux and has been since we got a Scottish certificate of temporary habitation.  Nobody ever asked to see it I just told them it was a "new build"

We just got normal insurance didn't have a temporary habitation certificate - had never heard of them at the time. We just moved in like most people do. Told the insurance company we still had work ongoing, which wasn't an issue.

Same here, they did ask if there was any major structural work. We declared decorating, landscaping etc. and made sure it was confirmed in writing. (We didn’t have or ask for any BC documentation)

No signed off a year later. Have 4 houses by us all new builds, none signed off yet, all inhabited.

I did my VAT claim with the temporary habitation, I needed the cash.  I could have waited until full completion if I wanted to.

Are there no downsides to not signing off - can you claim the VAT back from there.
